First off let me ask for ketchup with my crow sandwich!!! I am sorry I doubted you. Second off here is how it worked.
The friends of yours did indeed pay cash for this home then they indeed get the 70k rebate. The agent said yes it was peculiar AND that NO THIS COULD NOT HAVE HAPPENED IF THERE WAS A LENDER INVOLVED. However because it was cash the builder did agree to do this. The 70k was listed on the HUD so essentially your clients did get this home for 855k rather then the 925k that is on the tax roll!!!
Any appraisers out in this area may want to note that.
Again everyone should note that this was in cash. What will be interesting now is that I believe your friends are now going to finance the home, to get cash back out. I bet that whoever they finance with will never know of the cash back.
That is walking a fine line man. Anyways you were correct and I am glad I checked the story out to clear things up.

What they do with the properties, (whether they resell immediately as is, or fix them and resell, or rent them out) is up to them. However I do not see the lenders giving in (at least in this case) to the discount requested by the buying group, (again in this particular instance).
Anyways I do not agree with that speculation that realtors are hording properties. Now are flippers still alive? Yep they are. One purchased a property on Reisling near my home, and fixed it up and it is already on the market for close to 200k more then what they bought it for. As far as hording though, I don’t see it although it seems there has been alot more pending/sold activity as lenders are pricing a bit more aggressively and shorts are getting processed and accepted a bit more readily.

ParticipantNYer I assume you saw 4628 terraza mar marvelosa went for 1.010M…frustrating indeed.
bob007 I am not sure why. It could have to do with the ratio of cash to financing, quality of the buyer, etc… I know it can be frustrating. Also with regards to the banks you gotta be on it man…or shall I say your agent just needs to be really active pestering the listing agent to see how many offers there are and how strong yours is. The problem is that the listing agent may bs your agent. It is a poker game.
Hang in there man. It is not like you will be squeezed out forever. There is simply to much inventory right now.
