ParticipantLike I said, I don’t do loans… This was sent to me but it would be interesting to hear from some who do loans to comment.
Once again, I am sure many will chime in that of course this is not going to affect the slowdown at all. I have always consistently voiced concern over programs like this and others with a belief that they will indeed affect the slowdown. I don’t believe they will halt the slowdown but to continue to say they will not affect things is something I do not agree with.
I am hoping a mortgage broker reads the above and chimes in that none of it is true. Again, this is all speculative at this point. Yet it is much less speculative then it used to be.

ParticipantJosh dismal as in supply is excessive and growing.
It is going to continue to snowball downtown. I cannot envision it getting better down there for quite awhile. I still think we can get down to the 250/sf someday in the future. Long ways to go though.

ParticipantI have already talked to the listing agent and am on my way over there. They have already received several offers above lp. They are collecting offers. The seller has not even submitted his doc package for the short sale yet. So yeah this is a bait. It doesn’t hurt to shoot in an offer though but don’t count on a quick response. My guess is that it will go for mid 300’s.

ParticipantDowntown is still dismal as ever. I have a client who is about to put an offer down on a unit in Treo. We were looking at units in a few different developments. In every single one, the lockbox cabinets were overflowing with lockboxes.
