Participanttemeculaguy you are an asset to this website. Thank you so much for your insight. You have a great way of explaining data in an entertaining way that is very clear.
Sharing your successes and mistakes in each real estate cycle was VERY informative. Data and statistics are great but there is no substitute for real life experience. It gives me some sanity since we are planning to purchase winter 2009.propertysearchaddiction

ParticipantI think people get frustrated when they hear that every property has 5-10 offers. Those of us who haven’t purchased yet get nervous when we hear this.
We must understand that the majority of buyers today are putting multiple offers on several properties at a time. We are in a short sale market and the two buyers I have spoken to recently made 5-7 offers before they landed their home. One ended up with their first offer 6 months prior.
I think the statistic of how many offers each short sale contains can be very mis-leading.
I would be interested to hear from a realtor if they can confirm that their clients make multiple offers while waiting for a short sale to close.
Are there really THAT many buyers or is it all just the same people making offers over and over again?July 2, 2009 at 6:46 PM in reply to: San Diego Home Sales about to be revised downward BIGTIME (89% to 6.5% increase in May) #424614propertysearchaddiction

ParticipantI was wondering if anyone knew where all the shadow inventory is these days?
My only guess is that it has moved to the contingent area of the MLS? But even that stuff has started to move.propertysearchaddiction
