Yes rents have gone up but not as much as you think historically at least in the UCSD area. La Jolla/UTC last year took a massive hit when UCSD basically closed up in campus classes and the majority of the kids stayed at home to do their classes remotely.

My 2/2 on Gilman Dr, went from $2400 which was the avg rent in 2018/19 to $2150 just so it would get rented out. This year tenants moved out and it went for $2800 easily. Some were going for $2900 and probably got what they asked for. In reality though it’s only up maybe.. 3-4% per year which is avg for San Diego. This is only for utc/UCSD area.

With all that said, rent throughout is definitely going up and I assume thats due to the much higher selling prices homes are now commending. Got to make those up somehow..

That’s actually priced extremely well for the size. Usually when these things drop to believe 500 sqft they go to 200-300 a sqft just for the building. This is pretty much at cost. I’m quite surprised and interested. I might go for one of their larger ones down the line if the price remains similiar.

Off topic but, I’m surprised you remember that. I picked up as many screaming deals as I let go to be honest during those days. There was also some serious fraud that went on with a lot of reo/ss listings, mind blowing stuff. Looking back I was being really greedy and low balling everything like mad but tbh I was pretty young and scared of messing up. Most of my holdings are sitting at 3x purchase price, so I’m glad I went all in and didn’t keep waiting for a better deal to come. Only wish I leveraged more than I did to pick up more stuff and/or invest more in the stock market. I’ve been on the sidelines since 2014.. at this point probably forever unless building custom becomes more affordable going forward as I’ve picked up some land in central poway I’d like to eventually build out.

This is actually a big first for Poway, as these are the first 3 story buildings in Poway. Poway doesn’t allow more then 2 stories officially.

I’m grateful to be blessed and a believer in God. Usually you don’t care about faith until you fall onto hard times, which is why poor people tend to be religious than rich people. When times are good, it’s chance or due to your efforts, when times are bad it’s gods fault, and he can help you out is how some think.

Don’t see how you can look around at the world and the intricate design and beauty within it and still think God is a lie and that it’s all completely random. Yes, the family and environment you were born in was a chance, thank I believe, I can understand if you thought that established religion is a lie due to corruption, but god being a lie is a different issue altogether.

I’m thankful to have a head on my shoulders that understands in grey areas, and that not everything is black and white :). Happy Black Friday, Cyber Monday, Turkey weekend.

I am literally starving for this sort of information as I’m looking forward to doing this myself. How much $$$ per sqft do you estimate the project will cost upon completion not including the land cost? I plan on being the general contractor/manager myself and subcontract the other work to save on costs if that’s reasonable.

Worked excellently for me. Used it on a new CPU and speakers and got around $300 back from it due to the lower sale prices i had found.

You don’t need it unless they are based on the floor or their angles is flat. I haven’t cleaned mine in 4 years and have had no measurable decrease in production.

Yes I do have landlord insurance already that covers the dwelling.

I’d rather the renters insurance cover any liability for pet bites, dwelling damages, etc rather than mine.
