ParticipantI admire Jimmy Carter. Unfortunately, he was too philosophical, too intellectual for the American public. People want a cow-boy who can ride into town and kill all the bad guys, then go have a good time at the saloon.
Clinton was popular because he knew how to use the vernacular and communicate with the public.
George HW Bush was promptly voted out of office because he was too aloof.
Personality counts.

ParticipantVery seriously. Planners have been talking about it for a while now. Some condo developments use this Bay-To-Park dream as a selling point!
Not only that, the City will be diverting $1 out of $7 of the upcoming water/sewer increase to pay for the pension deficit. And here we thought that all that money was needed for pipe repairs.
The city of SD is broke but we have grand dreams.

ParticipantSome city leaders in San Diego want a “big cover up.” They want to cover the 5 freeway downtown and build a park on top (similar to the big dig) then connect it to Balboa park to create a park-to-bay area. Sounds grand but who’s gonna pay?

ParticipantI wouldn’t strike pre-emptively but I would certainly be ready to strike back if one were to “mess” with me. Plus if you iniate the attack you’re liable for “damages.” Not so if you’re just defending yourself.

ParticipantWhen I say an eye for an eye, I meant it in the context of Republicans not being afraid to get the big guns out to squash opposition to their policies. Democrats need to learn from that and give the Republicans some of their medicine. That’s called deterrence.
I see the Republican party as a strict father able get his teenage children to toe the line through disciplinary measures. The Democractic father, on the other hand, would try to talk and reason with his kids who are running amok.
Imagine that Republican father and that Democratic father having a fight at a football game. If I were the Democratic father, I’d workout and take up Karate to give that husky Republican dad the fight he was itching for. After that, I’m sure that he won’t mess with me again. There, problem solved. Sometimes in life, you have to bring out the big guns because reason doesn’t always work.

ParticipantI’ll just say I live in North County Coastal in a very upstanding neighborhood where the people are nice with nice houses, nice cars, nice careers, nice children.
It’s me. I don’t feel like I belong in that kind of neighborhood anymore. I want to live someplace that is not so “nice” all the time.

ParticipantBoth sides are guilty.. But I think that the right is more guilty. I think that conservative talk shows made it worse. The talk shows are well-suited for the one-liners that malign intellectual discourse. Carl Rove is a master of divide and conquer and took partisanship to a new level.
Personally, I read conservative papers/commentaries all the time (Christian Science Monitor, WSJ, Business Week, George Will, William Safire, etc… ). I’m a fiscal conservative and social liberal and I just can’t stand Bush. He’s for a religious theocracy that I find disgusting.
I’m voting Democratic because the right needs a message that their politics is not acceptable. I guess you could say that I’m a Jim Webb Republican who turned Democrat.
The most fanatical Republican elements are like gung-ho crusaders. They only understand force and they despise reason. To beat them, it has to be an eye for an eye. They need to be beaten into submission.
I like Obama because he’s from a different generation, a different class and different race. That’s enough for me. I’m willing to give him a chance.

Participantsdrealtor, isn’t your market fairly upscale North County Coastal? If upper middle class, seamingly upstanding San Diegans were committing fraud, then this market has a long way to fall.

ParticipantI’m voting for Obama in the primary and for president if he gets the nomination. I’ll pass your email address around, zk. Perhaps some people I know might like to campaign for Barack Obama.
I’m tired of the good ol’ boys club in our leadership.

ParticipantIn fact, I think it’s generally found that most folks will forego just about all other expenses just to scrape together their mortgage payment.
We’ll have to see about that one. I’ve watched enough _People’s Court_ to know that most consumers are unable to stop consuming regardless of the circumstances. Perhaps you’re right and keeping a house will change consumer behavior.
Time will tell what “owners” will do when the emotions are out of the house, or it’s too emotionally painful to be in the house.

ParticipantCeteris paribus is the first Latin phrase I learned the first day of Econ 101. 21 years later, I still remember the professor who said it.
It might cost the same to rent or own, but it assumes you have the income to rent, or you can invest the rent money if you didn’t live in the house. If you have no income or are too old or sick to work, then you certainly can’t pay the rent.
The house below has a property tax basis of $89,742. That means that they pay $897/year to live a La Jolla. It’s hardly possible to ignore taxes.

ParticipantTrump recently started his mortgage company. I wonder how that’s going. His CEO lied big time on his resume but Trump kept him.

ParticipantThanks for posting that interesting article mayasako.
I agree with hipmatt. Americans will just walk away from their homes and keep on consuming… That will save the economy but kill housing. Consumers will cut back but not enough to kill consumer spending.
I’ve seen enough broke people spend like crazy to know that Americans view certain things as basic necessities of life — cable TV, Tivo, movies on weekends, a newer car, new clothes, beer, soda, and of course everything that their kids clamour for. They’ll move down housing wise rather than go without.
One example that I could point to is that people would rather go without teeth (dental care) than beer or cigarettes. I’m not too worried about the consumer economy.
