ParticipantI disagree with you patientrenter. California will experience a slump as other areas of the world are developed into attractive destinations with higher growth rates.
Immigrants come to California because the opportunities here were greater. But as other parts of the world achieve parity with America, fewer immigrants will come. Europeans came to America during periods of war and famine but now, few Western Europeans want to come here. Poor immigrants aren’t going to prop up the prices of mc mansions.

ParticipantIf all the ducks are in a row for Gaylord, why then do they have to fear the unions threats of lawsuits? Just proceed and ignore them.
With 6000 condos coming to Downtown SD in the next few years, and a possibility to build 30,000 more, I don’t think that Chula Vista has a chance for a long while.
Gaylord is saying that using all union labor will add $50 to $75 million. So standing up to the union, incurring any delays and defending lawsuits might cost $10 – $20 million at most. In a billion dollar project, that’s small potatoes.
I’m not defending the union but if the profits are there, then the project will get built one way or another.

ParticipantGaylord was never obligated to hire union labor only. They feared “disuption” and lawsuits if they didn’t. If Gaylord does everything by the book, and if Chula Vista residents truly support the project, then Gaylord has nothing to fear.
I think it’s just a cop out of the project during a downturn. Blame the unions now to strenghten your negotiating position when the project gets revived in 10 years.
If the project is so great, why aren’t development companies from all over the USA bidding for it? In that case, Chula Vista should have no problem finding a replacement builder.
The Chula Vista bayfront sounds like a stale real estate listing with no buyers. If a 2/2 in Downtown SD drops to $350k, then one in Chula Vista is worth no more than $250k. There’s still plenty of buildable land in Downtown SD and 6000 condos are coming. Who’s gonna buy in Chula Vista?

ParticipantIt would be worse if those numbers were adjusted for population and housing unit growth.
Can’t wait ’til Christmas to see how the year will close at.

ParticipantRich, you’re just so non-confrontational. I’ve seen you on TV and you seem pretty mellow.
For me, I don’t think the off-topics have been rude or out of line.
While I disagree with jg and many topics, I’m perfectly OK when he gives me a hard time. I certainly don’t loose sleep over his comments. To me it’s all Internet banter.

Participantuncomfortably numb is right. Health care is a lot worse than real estate.
Great advice on #6.

ParticipantDarn, jg, I was hoping you’d give $10 of your hard earned Republican money to Michael Moore. 🙂

ParticipantI’m so sure that real estate will crash that I don’t really bother questioning that premise.
Since I don’t really care how hard or how fast RE crashes, I’m enjoying the show. We’ll know when it’s here. Better than watching prime time TV. I don’t have cable, so it’s the Piggington channel. 🙂
