ParticipantA bear always has to be very circumspect and can never appear too sure of himself when predicting a downturn lest he be labeled irresponsible, a naysayer, and siding with the ennemy. You have to say that you hope things don;t go south but, according to your analysis, you don’t see how the current situation can be sustained. That’s bear speak.
Bulls, on the other hand, are always free to predict that the sky’s the limit.
In life, there’s rarely a downside to being a bull, but bears will get attacked from every corner. I admire contrarians for this reason.

It is unethical to sell Coca Cola, cigarettes or fatty food? These will certainly harm the consumers.
I think that people who make bad decisions will have to pay eventually. The economic downturns serve to clear up the excesses.

ParticipantUpgraded kitchen and bathrooms will be the new standard just like air-conditioning. That’s how we improve our standard of living. Dishwashers used to be luxuries but they no longer are.
In a down market, builders will have to provide many upgrades to entice buyers. Resellers will have to follow suit or cut the price.
Compared to 15 years ago, travertine, marble and granite are really cheap now. Natural stone has been commoditized with product being imported en masse from Turkey and China. It’s the labor to install that’s expensive. Actually there’s an almost infinite supply of those materials because stone is what mountains are made of. We now have better equipment to quarry and diamond saws to cut the stone.
I should also mention that Viking appliances, fancy lavatories and faucets are no better than the basic kinds. It’s the design that you’re paying for and the profit margins on those items is enormous. Design is also being comoditized so we can expect to have better products for the same or lower prices.
Personally, when looking for property, I first look at price per square foot. I won’t even consider a home with defects if there are upgraded homes nearby.

Participantdoofrat, I don’t grab the flyers but I get automatic email updates from ziprealty.com. Then I look them up on zillow.com or on the tax assessor’s site. Then I look at the highest people paid in that neighborhood.
I’ve noticed the same thing you have. That’s why I say that we already effectively have 10%-15% price decline from the peak. Those houses haven’t sold yet so they don’t refect in the statistics. It’s just a matter of time.

ParticipantEtiquette says that plates should not be cleared away until all guests have finished their dishes. Then the plates can be changed for the next dish or at the end of the meal. In a good restaurant, the waiter should be attentive but unobtrusive. In my view, it’s not appropriate for the waiter to ask “are you still working on it? “
People are no longer taught basic rules of etiquette so they just make it up as they go along.
Room temperature water is best with the meal. Iced beverages should not be consumed with the meal. But I know that most people would disagree with me on the beverage issue. I think it’s the Coca Cola influence.PerryChase
