ParticipantI am not sure why there is privacy issue involved in this thread. I mean, the MLS is public information and someone showing up in Pigg’s claiming he/she is owner would just link the house to a pigg’s user ID, which is still anonymous.
Anyway, my advice to the “owner” would be to list it at $499,999 to try to spark a bidding war, if you have not received any solid offers (full price with 20% down).
I am an almost-active CV shopper, and I think the fair price is $300-310/sqf for your house.
(our target is 1800-2200sqf, good location, so there is no conflict of interest )People buying your house needs at least $100K down payment, so it will be a very small subset of buyers for CV.
People with less money usually will look for condos.
People has more money will look for better location (not so close to 56)
