No one, including me, would say the data is useful when apply it to a single transaction with “accuracy”.
Who said the number is accurate on transaction level ?If I am buying LJ, and I think the price is too high, then with this data, I might start my offering price at -15%.
If I think the price is below market, I could offer above listing.

The data is area average, so if it can not apply to a purchase, that is just ok. Would you say national housing price trend is “totally useless”, just because it does not apply to Mira Mesa or Carmel Valley ?

The real problem with the MacMansion is that a lot of space is wasted in the hall way and walkway between rooms. And a lot of them just have bad layout because even those so called designers had no idea how to put that much space in use.
