ParticipantI don’t know whats going on in these particular zip copes. However, one theory behind dropping inventory is that a large percentage of homes were on the market last year by owners testing the market; unmotivated sellers looking to cash out for the right price.
Many of these people have taken their homes off the market and waiting for a rebound.
Thats one theory anyhow, and I’ve seen a lot of it in my neighborhood (North Park). But if anyone has a better explanation I’d love to hear it.

ParticipantWages flat? Minimum wage is going up another 6.6% Jan 2008 (to $8) here in California. Unfortunately, I don’t think this will help the housing market much.
From our helpful state’s website on the matter:
Q. What is the minimum wage?
A. Beginning January 1, 2007, the minimum wage in California is $7.50 per hour. Effective January 1, 2008, the minimum wage in California will be $8.00 per hour.
For sheepherders, however, effective July 1, 2002, the minimum wage was set at $1,200.00 per month. Effective January 1, 2007 this wage was increased to a minimum monthly salary of $1,333.20. Effective January 1, 2008, the minimum monthly salary for sheepherders will be $1,422.52. Wages paid to sheepherders may not be offset by meals or lodging provided by the employer. Instead, there are provisions in IWC Order 14-2007, Sections 10(F), (G) and (H) that apply to sheepherders with respect to monthly meal and lodging benefits required to be provided by the employer.

I’m not getting one.
On a more upbeat tone, I read they sold 525,000 of them this weekend. At $500 a pop, we the collective consumer spent a quarter billion dollars on this one product over the last few days. Is this some sort of record? I think it might be.

Mello Roos: 791
total: $1001Even when this condo is paid in full, it will still cost at least $1k a month “rent.”
Not much incentive to an investor when the most you could charge a tenant is $2k, tops.

ParticipantIf you bought this place for $300-350k I don’t think you’d save vs rent (or even come close to breaking even). A place like this is going to have steep HOA fees as well. If you add these fees to the interest payments, It would probably have to sell for much less to beat renting.
My opinion. I haven’t looked at these particular numbers too carefully.
