50% off peak is certainly a number that is available in many areas. I don’t know if we will get that far in Carlsbad even in LCG. As SD Realtor points out if owners start to get loan mods than that would certainly slow the declines. Since this house is already 36% off peak my point was that 40-45% off peak seems possible and maybe even likely.
I would say $650-665k was probably the year 2000 value of this home given that the build quality and neighborhood probably fall somewhere between that of Bella Lago and Serenata. Also, the toll brothers houses in Rancho Carillo were selling for about that in 2000 depending on amenities and view.

This one on Shorebird is just a bit over 4000 and was already 750k in 1999. Yes it is on the Lagoon, but I don’t think you get a house like the one on Citrine anywhere in Aviara for the mid 5’s in 2000. I was shopping hard for a home around that time period.
Maybe homes under a power line or backing up to Aviara Drive.

SD Realtor, was that the Pudregal house?
I find your comment very interesting as a fellow buyer. The market has apparantly dropped since July but yet you still feel you had a better deal then than what you can get now. I guess this underscores the point that in SD if you are looking for the “special” house you had better be prepared to move on it and not concentrate so much on timing the bottom.
