There are a few things in Encinitas but you would probably have to deal with a short sale to get something decent. A good detached foreclosure in your price point would probably be highly contested in these areas so be prepared for a tough fight if you want to get something good. Like CAR and SDR said the situation could improve for buyers but probably not over the next 6 months.

Keep taking your shots down field and something good will happen. This is a very slow time of the year.
Also keep in mind that it can be hard to get a great deal on a home with a “hot” list price because the market instantly responds. The best deals I am seeing are the over-priced ones that languish to the point where the bank just throws in the towel.

ParticipantSeems early for them to have already reassessed if it closed in October. I don’t think the county is working that fast at the moment. Its possible the bill reflects a previous reassessment. Check with the county.
