ParticipantJust like everybody else, I have been trying to find the right investment mix. I was heavily long in stocks until early May, when I sold most of my stocks. I kept only the stocks that I felt would do well in a recession. Because I think housing is going down, I put some money where my mouth is and shorted two homebuilders and a lender. My trade was not very big, however. I recently bought puts on another homebuilder and a lender. I have the rest of my cash with USAA.

ParticipantI calculated the inventory based on the information available to me. Sorry if I made a mistake or if my information was out of date. Ten months still does not equate to 60 days on the market, however.

ParticipantI noticed that too. However, you could make an argument that prices were too low. They may have been unnaturally depressed during that time and recovered after WWII. Look how long RE has been depressed in Japan.

ParticipantI went to an open house yesterday in Coronado and talked to the realtor. He told me that prices would not go down in Coronado because everybody here has so much money that they will just take their house off the market if they can’t get their target price. I told him that was true of many Coronado owners but there were a certain few who really stretched to buy their home and are going to be forced to sell. Those few will then set the value for the whole market.
I then asked him what he thought of the fact that there was an 18 month supply of single family homes in Coronado. With a great deal of unconcern, he replied that instead of taking 30 days to sell a house here, now it takes 60 days. 60 days with an 18 month supply?! I’m not so sure that he passed Junior High math!PD
ParticipantIs this a result of the appraisers being more cautious because they market going down or the banks paying more attention to the appraisal and demanding that it not be inflated?

ParticipantI certainly do not agree with parents who force their children to participate in certain sports or put a lot of pressure on them. Parents should try to find a sport or sports that their child really enjoys. Not all sports, teams or coaches are cut-throat. There are also a lot of sports out there outside of baseball and soccer.
From seventh grade onward, I practiced at least three hours of sports every day after school, all year long. It did not hurt me one bit. In fact, it was one of the best things that ever happened to me. I loved my sports, I loved competing, I built great friendships and I learned a lot of valuable life lessons. My grades never suffered and neither did the grades of my friends.

ParticipantYou are splitting hairs. The subject of her forum was posters misbehaving and those posters are, by her terms, brats.
How would you feel if you witnessed one child say to another child, “I don’t play with stupid people. I’m not going play with you.” It is quite clear that the second child was called a name.
I disagree with her frequently, in fact I disagreed with her this morning. A few hours later and she accuses me of calling people names and pouting. This sort of personal attack is an incivility in itself.

ParticipantPowayseller, I call people names and pout? Please direct me to those posts. I certainly disagree with you quite a lot but I don’t recall calling you names. A few weeks ago when you threatened to stop posting, I did draw a parallel between that action and a kid who stomps off to their room and refuses to play. It is interesting that you have used the same analogy.

ParticipantI agree with many of the things posted here. However, sports can be an extremely important part of a child’s development. I was deeply involved in sports growing up and my experiences were very important in making me who I am today. I learned about hard work, how to be part of team, acting like a loser makes you one, never give up, how to be a good winner and loser, etc. My friends in sports all tended to be very good kids who got good grades and were not interested in partying (using alcohol and drugs). Some received sports scholarships, gaining financial assistance that helped their lower middle class families send them to college (some also received academic scholarships).
Sport also strengthens the body, making kids healthier. I see a lot of little dough balls running around these days who could use a lot more physical activity.
I have noticed that most of the people who denigrate sport as useless are the ones who did not participate themselves.

ParticipantTo say that all republicans are religious fanatics is out of line. I a firm republican but I am agnostic. I much prefer moderate republicans but there are some democrats that I could live with.
I can’t stand people like Barbara Boxer and Hillary Clinton. I cannot believe some of the garbage that comes out of her mouth!PD
