Seriously, the condo market in SD is simply toxic. I forget the number, but isn’t there a huge new supply coming on the market in the next couple years? And then there is ARMageddon peaking in a year or so.
Get a good realtor, price ahead of the market downturn and get out now. IMHO single family homes might weather the storm somewhat, but condo’s in SD are tulips.

ParticipantDoubt it will drop below the ~11k mark, and really don’t see it dropping below the 10k mark barring an unforeseeable and significant event–like a nuke going off in London or tsunami hitting Long Beach harbor.
Credit crunches and overheated RE is one thing, but the market isn’t in bad shape–maybe just a bit expensive (P/E-wise) when the new earnings reports roll in over the next 18 months. THe current PE is reasonable, but the ‘E’ part will take a hit during the contraction–already in progress IMHO.-one muggle

I’ve noticed many houses that appear on a local MLS, but not on Zip Realty–and vice versa. Also, Realtor.com seems to have an extremely poor update rate, and I find it hard to use since so many homes appear multiple times. Zip’s site also has some multiple listings, but as a consumer, I find it to be the best site for information on available homes. The price history is priceless, as is DOM–which was removed from my local MLS.
I’d never thought to ascribe this to realtor manipulation, but assumed it had something to do with how the databases are cross-referenced (or the lack thereof). I find the multiple database theory much more likely than widespread online manipulation by a group, who with some exceptions, cannot seem to figure out the nuance of their spell checkers.

I have to admit, I wasn’t sure why people on a housing blog were talking about their HOA’s, but I am sure happy they did.
I never knew you could get one for as little as $42/month.
Mine costs at least that much per hour, and doesn’t even include the cost of the room, never mind cable AND lawn service!
