Participant
The particular lot I was interested is lot #90- it’s a corner lot at cross section of Whispering Ridge & Carowind lane. It’s a very large lot, no views at back.
Any thoughts on right price per sqft or the whole house?
Based on some research, resale houses, especially the short-sell or foreclosure homes are ~15% lower ppsqft. I am in no hurry, so can wait. is there seasonality impacts on home pricing in SD?
I would wait if I were you. In all likelihood the toll bros offerings will demonstrate that serenity is an inferior product. Toll will likely pull buyers away from serenity if they price everything well, or at least within reach of a would be serenity buyer. This may create increased pressure to lower prices on the last few serenity homes. At the same time, keep your eyes open on the resales as well. And throw a couple of hail marys with the short sale offerings. That would be the best strategy at this time.

this is at Viscaya. single story with a pool and some upgrades. for sale at $930k.
let’s just say $130k for the upgrades, then comparable new homes should be around $800k. Sure enough, most of the recent new home sales from the CityVenture Viscaya II has been +/- 800k.
I would say Serenity should be about the same.

Participant
I think that the high MR still deters many buyers from buying at Stonebridge. The MR adds at least another $150k to the home prices and for that price you can buy a much nicer home in Poway.
I just did the calculation, the MR actually adds $100k to the price. Would be nice to see a recent closed sale that is much nicer in Poway for 100k over a comparable Stonebridge home.
