ParticipantpartypupX, American middle class meets the black panthers.
I hate the poor middle class stuff …propping up our middle class and forever pandering to them(us) to stay elected has been part of the problem. Everything is fine in the world as long as I can buy a McMansion, drive two suv’s, have the biggest and best TV and my estate doesn’t get taxed when I die.No RustcioX will not be starting any revolutions. What the hell good would it do? I did intend to make a protest vote and go with Ron Paul when he gets here. 50/50 possibility he won’t be in the race in February.

ParticipantTrading down is an interesting concept .
Surely there are at least a few more people who will see that they can lock up some equity, instead of watching it vanish, by trading down.It might be a pretty sensible thing for many. There may be some late comers to the sell and rent idea. How many I don’t know.NotCranky

ParticipantHWG It could be the crowd I run with but those of us who have equity are not likely to panic sell. Maybe a younger crowd with equity?People who are still using equity to make their payments? I know people with equity from 1M+ on down to red ink and many of them will not do anything or will leverage what equity they have to buy distressed properties or bargain properties in general. Some are already doing that last part.
Many of the regulars on this blog are currently owners. From the personal stories they have shared it doesn’t seem like they are going to sell because of depreciation.
