We have a big “chunk” being ripped out right now,except the coastal markets an then depending on who you believe.
A big “chunk” will be ripped out when REO prices get slashed like the builders are apparently doing in Temecula.
A big “chunk” will get ripped out when the recession is “officially” announced.
A big “chunk” will get ripped out as the bond market gets more attracative
A big “chunk” gets ripped out because we will have no buyers at any price.
Real Estate goes to Zero by noon today!

I think sarcasm should not be allowed by anyone but me. Go hi-jack your own thread. Enough of us already hi-jacked this one as you noted.
The derailing started innocently enough with discussion of the quality of schools,which in my opinion is very RE related. A few personal attacks and we were off to the races. It was fun for some of us. and educational for JG. So if you don’t like having fun go somewhere else!Seriously I do feel guilty about getting way off topic. What else am I supposed to feel I am a former Catholic?
For the record I did not say I am a better Christian than JG.I am not a Christian. I just think he has one of the least Christian outlooks on the blog and yet he is the most fervently supportive of religion and even then probably only his, or the ones that a small percentage of republicrats adhere to.
By the way Former I appreciate how you offered Latesummer an olive branch a couple of days ago. I suppose I should start a new Thread for that too?lol

Pardon me if my reply the other day made it look like I was speaking to you as if you were a novice at Real Estate or something like that. I read your posts and saw your determination to time it right and wanted to compliment you on that. That’s all.
In your post to Hawk you have described what has been going on out in my semi-rural-becoming -somewhat- affluent extended -suburb,perfectly. My wife and I just laugh and say “no such thing as a bargain.” Its getting better now as I anticipated it would but man did we have hell to pay with undesirable hold overs from the day when this was where people came to do all those wonderful things you describe.Even a few who bought after us needed a few nudges from code enforcement and the sheriff to finally get it together.The trouble makers mostly renters and hangers on have left. The others are starting to hang really low and will hopefully sell now that someone will actually drive out here besides a deputy.On the other hand there are a lot more “holy rollers” 45 minutes from town than you would ever imagine.Some are real cool but others are real defensive if you don’t speak “born again”.Then you got cousin Ned who never talks and who will look at you side ways and from no other direction. If it weren’t for the preponderance of meth heads I would have thought we left Socal. Our new neighbors just bought a smaller but otherwise similiar lot for almost 3 times what we paid 3 years ago. Gives new meaning to the words “sweat equity”. Yeah,you take a chance when you opt out of the gated community deal!NotCranky

I think you make a good point here.It is not just one zip code or even two or three but quite a few but not enough to force a consensus that high priced areas will immediately implode. I think you got your finger on the pulse of the market pretty good.The pulse is weak. You night be right that the market is having a complete coronary malfunction. Does that mean that everyone must submit to all your opinions to the exact same degree that you hold them and put you on center stage forever? Seems like you are pretty demanding.IMHO.
I agree with CardiffBaseball and you know I already made similiar suggestions. It is starting to look like you are screaming out for attention. Once again, I recommend you participate on other threads and start your own at a much slower rate. Realize that not all your posts are going to be super interesting to everyone and that some won’t even get responses, but more or less you can be in the conversation.I,for one,would not like to see you go up in flames.
