ParticipantA good agent doesn’t shave, shows up with drywall mud or paint on is tattered clothing and drives Fugly cars.
This agent could care less about wether you buy or not after working together but won’t waste his time either.He is a working general contractor so he knows the difference between a heater in the center of a house and central heat. Oh yeah, he would make you buy your own damn lunch. This agent wants to know absolutely what the clients parameters are and acts accordingly. At this time agent recommends staying on the sidelines for all except the most financially sound and business like buyers, even then he counsels them as to why an investment is a potentially wise or unwise decision .He calls himself and advocate and means it. Hablo espanol con fluidez.How is that for a slant SDR:)?

I think there are probably more like 5% who easily assimiliate your topic and the dreaded math. I don’t but with a small study could. Mostly I am trying to get an idea of what would be a more or less extreme case of fluctuation for the yeild over various periods of time and that could probably easily be obtained from historic charts now that I think of it. A big draw to this blog for me is that there are many people who have expertise in the financial world and areas of Real Estate that your’s truly has not yet participated in or studied.It is interesting that you include your height. I wonder if that is related to some post I made to another fellow here on the blog. I was teasing him because he said I was “sensitive” for “a big guy”. LOL. Because he invoked this comment, I thought he might have a little chip on his shoulder about his stature. He confirmed that he did not so I will have to find a different chink in his armor!I am not arrogant about my height or dismissive of others based on it.

Doesn’t the last seller of the asset have the money? The banks,brokers/ lender loses the ability to collect money on a obligation to pay from the margin buyer or the mortgagee but actual capital for the investment/purchase doesn’t disappear it goes in someone’s pocket. Maybe it gets converted to another currency or invested in another asset but it seems the actual money can’t go out of circulation.

I looked for something no one else wanted. It turned out to be a nice craftsman cottage, 67k in gentrifying neighborhood.The previous owner paid 109k one year earlier. My broker got me a 5.85% loan because BofA had not been nice to people of color previously so they had to give discounted rates to anyone who bought in that zip code. I told the appraiser that the house was worth 85k and he wrote it up that way. I kept quiet and after the close of escrow demanded that PMI be stopped. They refunded me all the way back to the first penny and lowered my payment.I was very ignorant actually regarding markets at the time. I decided I would sell when my profits equaled one year of my wages! 300k later the market peaked.All those lost rents, and rents did almost double after I sold. LOL -
