ParticipantYou mean I can cancell my enrollment to finishing school? I was feeling rather provincial(which I am). There is,or was, another good ethinic restaurant in the area, it is called the Red Sea. My wife and some friends of ours did the “taste of City Heights tour” for the ethnic restaurants and that one stood out so we went back with friends. It was fun and good, spicy ,Ethiopian I think. Zia’s (afghan) on 30th was awesome but the gentlman running decided to close up. His son runs Cafe Zia near SDSU.
What restaurant of this style stands out for you. (I am assuming we can chat about this on SDR’s post, especially if he likes foriegn food and we get him in on it.)About the Caravans, Bob’s point ,that he wouldn’t work with an agent that doesn’t go to caravans, brings home just how variable the sensibilities of buyer’s are regarding what they want the agent to do. On the other end of the spectrum there are buyers who prefer the agent not look and act like a “professional agent” too much and are almost frightened if the agent takes the lead and guides them to specific properties. Also, most houses do not go on Caravan. If a client is really specific about what they want, the agent should pre-screen from MLS listings and that would be just as, or more, effective than Caravaning.IMO
I do agree with him that pictures, could leave one in for surprises at cold showings especially in neighborhoods with lots of variability in the housing stock quality.

Participant“Are you sure that you want to eat food that strangers are breathing over?”
Perry, I hope you will just forget my suggested restaurant. I was about to say “Hey lets hookup there for lunch”.Your comments about individual’s untensil skill deficiencies and germs has changed my mind ;).There is a new french restaurant in Kensington, you might like that. (The name looks french). I’ll be eating at the the Roberto’s down the street.
As always,
Best wishesNotCranky

ParticipantI heard about this on the radio last night. It was stated that the city enacted this measure to try to keep comps up for the sake of residents. It was probably designed to satisfy some angry and frightened home debtors, not to keep chula vista beautiful.
I don’t know how you mean “put some pressure on lenders” Duckmoore but it might get them to drop prices a bit to get rid of them instead of rehab them every time some gangbangers throw a party.
In any case I bet they extract no money from lenders because of this and it was just political grandstanding. Maybe some other posters can refute that , maybe an attorney?

ParticipantHey what can I say SDR with a million agents out there a guy has to eat somehow!
Are you a fan of Caravans, and do you think they work? I put out a cheescake(homemade),along with other pastries and drinks and hosted the caravan once.
It was fun.It seems like it is definately a good way for buyer’s agents to get up to speed on a bigger chunk of the county, different types of properties and neighborhoods.
Have a good day.

ParticipantThanks SDR.
You bring up several intersting topics Perry. I am reluctant to get this thread off track by responding. Seems like we come back to these themes again and again.Something like, “less is more”.
Downtown is going is going to be very interesting IMO. I walked around there today with my better half. I think I will do a couple of “broker caravans” and get caught up to date. Who’s putting out the good eats SDR? Can civilians go on the caravans?

ParticipantEnorah, Regarding the turning point.I think most of us confirmed that we had the same intuition or outright opinion or some combination of the two a long time ago. That’s why we got rid of overleveraged properties or cashed in lottery tickets and/or became avid housing bubble bloggers and are in one form or another anticipating a better opportunity to buy in the future. The collective analysis here in favor and the hollow ring or obvious ulterior motives to the posts to the contrary is enough confirmation. Plain facts(no need to rehash them) show that the turning point has been reached we can speculate now and observe the seriousness of the ramifications and for the most part that is what most of us have been doing for months and some of us for years.

ParticipantAt the risk of sounding morbid, sometimes I wonder if it might not play out better for seniors to rent it out for the duration if they sell? It’s something to consider relative to timing a purchase.IMO.

ParticipantI agree with Perry if he is saying it is not demand that is keeping prices up. Demand is pretty, broadly speaking, weak especially relative to inventory and foreclosure activity. Demand could increase to change the course of falling housing values, but the odds of that happening seem worse everyday. I wonder what is going to happen to the stuff that has already fallen 20%-30% after the full market starts getting slammed price wise, if it does.
