ParticipantYou are making an excellent point about impossible short sales. I am aware of it most of the time but got a little careless. I was wondering what you were up to or if you were posting under a new name.
Another killer about impossible short sales is that it distracts buyers from what they can buy and they get a look at what a horrible situation these buildings are in. I would suppose if they are smart they run the other way? An agent, aware of the topic you have just reminded me of, would counsel against buying a place like that at the higher “real” prices(I hope). I think for really distressed condo complexes,for owner occupancy, it is safer to buy in much smaller complexes or wait until this thing sorts itself out a little more.
I missed your point about the SFR. A friend of mine just bought a property in Indio,for a rental, that he thought was around 500K at the peak for 175K. I don’t see why something close to this can’t happen in El Cajon.

See, I am telling you guys there are advantages to being borne with nothing on a paper platter.It is funny how the same experience affects different people. ParticipantThanks guys, I will definitely keep 1g instead of 2g in mind. In case anyone wants to know, I made a call today and found that it costs a little less that $300 to move one from Carlsbad to Jamul with a bonded and insured contractor.
So with your feedback, in theory we are looking at paying about 33% of original cost for a 2 year old Jacuzzi.EDIT:

ParticipantThanks Jennyo. I am the electrician. The add says 100 feet of cable and a $20 connection box are worth 600 bucks. Nope. I do need precisely that amount of cable though. So maybe I will offer 2k for all. I think things in good condition on craig’s list should be about 50% off…just like houses.

ParticipantI have no doubt. We are buying second hand stuff for the house I am STILL finishing. I just bought a bunch of office furniture from a broke broker. He was selling evrything. I got the feeling if I wanted the picture frames from his family portraits I could have them. I just took the furniture.Real nice guy though.He was very helful loading my truck and my buddies trailer.
While searching I found a lot of people in his shoes. We are buying other furniture and appliances. You know who is selling them. There seems to be a glut of shiny contractor type trucks sitting around town with for sale signs on them.NotCranky
ParticipantI know we tend to think an 11k lot is a big lot,probably because there are so many 4k lot developements. But an expensive home, lacking incredible views or beach location or a truly prestigious location, needs a much bigger lot validate that much affect on the price IMO.
There are a couple of guys on this blog that like the replacement cost approach to appraisal for figuring out a bottom.They should have a field day with this one and the likes.In any case these homes have a long way to fall.
If it is about the schools those schools are costing about 500k up front.

ParticipantOther than being pretty big, this house doesn’t really have anything special about it.Very cheap to build in a production scheme like the builders use.It a gated community tract home. Kind of reminds me of going to the public storage… they have got a gate there too. I am not a house snob, just observing that the prices attained and the magnitude of the developement that was going on are mind boggling.
