When comparing rent increases it is really critical to compare same months. A July rental price is for a rental that missed the endless summer dream push. Much like a October rental near schools missed the school push.

I used to work by LAX about the time of the RE crash. Lunch was restricted to walking distance or maybe two or three miles because it would take 20 minutes to drive that far. Same story at 5PM +/- 2 hours. Pretty much 20 minutes to go three miles any direction on surface streets

ParticipantI agree with Hobie. The issue can also be the management company supporting and counciling the board. There are really no requirements on them doing fair dealings unless the board enforces it which many don’t and frequently they’re lined with a pocket full of companies all giving essentially kick backs to be one of the three vendors submitting the deals.
So you have a management company providing three vendors all of which are enriching the management company representative. So you get to deal with three carefully selected vendors bassed on their relationship with the management company.
Don’t forget how petty the board members may become if you start threatening their little ego trip and cash cow.
And remember dealing with this kind of kick back petty corruption is for your benefit. 😉

Based on their initial response suggest you get your lawyer ready. Btw your first email indicated you want to fights. The board on baksheesh will consider you a threat. ( hey this is that little corruption that helps the little guy right?).
Is the bronze finish wore off your windows? Your out of community look compliance and must fix prepare for letter. Every other little snit can follow with a letter and subsequent fine too.

It’s not holier than thou, it’s recognizing the propagation of the unlevel playing field.
And small scale corruption does nothing of the sort to temper over zealous regulations and fines and help the small, it bends them over the barrel. Over zealous regulations and fines are the tools of corruption to line their pockets.

Like the cops in the beating to death of Kelly Thomas, they won’t be convicted.
They’ll get away with it because they’ll claim they didn’t drive that rough, that they didn’t think it could kill him, that the driver didn’t know the others didn’t secure him in the vehicle blah blah blah.

ParticipantIs close to list below list? 5% above list is basically noise with 10+ offers. If it closed above list then there even less between the offers like 2 or 3 %. There’s so many ways to cut that. Quick close, all cash, no Contingencies, even just knowing the buyer or the RE agents reducing their cut or buyer carrying closing costs.
IMHO on housing purchases when looking at deals you’ve lost if there isn’t 10% price difference then the intangibles that aren’t listed are the deciding factors
Selling is 5 – 6% on commission, repairs, termite tenting, escrow and other fees. The little 0.5-1% cuts plus the opportunity cost of a deal the falls apart
There is plenty of wiggle room for shaving a few percent with a motivated buyer on the costs. Even clauses like buyer pays buyers commission
And as svelte mentioned cash is king No finance contingencies and fast close is worth $ particularly for someone already bought or rebuying.
