ParticipantI took my kids to a mall near us here in upstate NY (they wanted to see what all this “Black Friday” hype was about – and I had never been on this day myself). Parking lot was jam-packed. Everyone angry and aggressive trying to find a spot.
Inside the mall…. people everywhere. Crowded! My daughter bought a book and stood in a line of three people. That was the longest line in any store we went in all day. Place was mobbed, but very little spending going on. We bought three things all day. Really, there was nothing to buy. Only spent money at Borders, JCrew, and Gap. And we did not buy anything over 25$… even at JCrew.
We stopped by Target on the way home…same… no lines whatsoever.

My mom rents exclusively to graduate students from UCSD. They are only there for the school year – gone in the summer, and are too busy studying to party-down and trash the place.

ParticipantThe people that are "tired of waiting" just do not understand market cycles, which will be part of the problem of getting to a true bottom. They will be too anxious, afraid of missing out.
I disagree – we left precisely because we DO understand market cycles. I moved five years ago – obviously well before the last push, and some could say we missed a money making opportunity, but the prices then were already too high for us. In this short five years, we have instead lived well within our means, lived extremely well (we travel – we can sign up the kids for anything they are interested in with the best private instructors – we ski – we go to San Diego for the entire summer, EVERY summer, etc.)
So now we sit and watch and wait to buy a summer condo out there when the prices fall. We'll never leave upstate NY. The schools, the scenery, even the snow are beautiful. And these words come from a girls who grew up in Solana Beach/Del Mar.
When my bones get old & cold, we'll retire in No.County.
Lots of people are leaving.

ParticipantDream on jb! Of the 200 or so homes for sale there right now, less than 1/4 were purchased more than 7 years ago. Of that 1/4, many were bought in 98 or 99 and totally redone. The tiny tiny tiny fraction that meet the description you gave above own total dumps that could be scraped to the ground, and there are maybe a handful or two on the island for sale. Those 5-10 homes will not hold up the prices by themselves.
Most homes were bought in 2004, 05, 06, 07, and even just built during the past few years. These people must sell, and they will drive down the prices just like everywhere else.

ParticipantHow old is the Arioso complex? I thought it was fairly new.
Maybe it isnt old enough for ARM resets to be having an effect on resale activity. Could it be we’ll start seeing action in 1-3 years?
Just a thought.
