ParticipantI think CV is a rough forward/leading indicator in the sense that I would bet that any ultimate sustained upturn for the rest of the county will be preceeded by significant identifiable strength in CV. But I don’t think my view is necessarily useful info because these things are often only obvious in a rearview mirror, well after the trend is in place. If it was easy, everybody would be Bill Gates.

Regarding CV, its been a strong market since it was built and it is a safe bet to assume if blood starts running in the streets there, people in other neighborhoods will be flat out drowning. In fact, it seems to me that CV is basically, and very roughly, a lagging indicator for a cbad market, and a forward indicator for a coming good market. Is that a “bellweather”, I don’t know or care…semantics anyway.

ParticipantLa Duela, hmmm, kinda small for a family house. Not repulsive, but not compelling either. I’m not sure “staging” with a few rooms of pottery barn furniture and some potted plants would do the trick on that one. Anyway, in that it appears to be listed with a big firm, I can’t tell what the seller is getting for his 2-3% to the listing office. He might as well as gone with a flat fee listing agent, jacked up the buyer’s broker commission to 3.5%, and saved the $12-18k in the long run. Basically, like the vast majority of houses, its gonna sell for what its gonna sell for.

ParticipantSounds good. Yes, seriously, all that, and maybe even pricing it at what the others in the neighborhood have recently sold for, or even lower considering the current downward trajectory of the market, could actually bring in some buyers.

Participantsdr, thanks. I only pay attention to RE as a hobby, pure rookie. Hmm, will they be in the SM school district? That is an important dividing line.
Their timing on this seems not too great. Oh well, I bet they will drag their heels building until the next ‘recovery’. Actually, they may have to so that the repo’s from phase 1, current and coming, will have time to burn off.
Al least my wife will have fun looking at a new set of mcmansion models, and I’ll score some cookies.

ParticipantBugs, since you know the area, what is the nature of the development and grading going in just across RSF Road from San Elijo? In other words, instead of turning east on to San Elijo road, you went west instead. It looks like a large development in the making.

ParticipantWhat exactly is all this ‘additional marketing’ that, along with good pricing, will particularly get the job done? Are we talking about a color ad in the Sunday paper? (Yawn.)
I guess I just don’t get it. Everbody I know goes to realtor.com, craiglist, and/or maybe coldwell’s, prudential or (if they are smart) zip’s site which has useful info about DOM and price reductions. Any listing in the MLS lands in all these of course.
And then there is the sign with some decent flyers on it. Overall though, it seems to me the basics more than sufficiently expose your house to the market.
I do strongly agree about good pricing from the gate though. Otherwise you just ride the market down and send out a bad vibe. Oh, and paint the darn thing, clean it, clear the clutter junk out and maybe plant some flowers for goodness sakes — ie make a friggin effort if you want somebody to actually give you their hundred of thousands of $$.

ParticipantI too have looked at the developments you mentioned. The info you got is correct. (FYI, MelloRoos is identified as “CFD”, which I believe stands for community facilities district.)
I agree with Sakina96 about Cordelene, they are in the San Marcos Schoold district, but have Carlsbad prices. I wonder how many people who bought in there may be getting a surprise on this. And if you wonder what the difference is, go sit out in front of San Marcos High when it lets out one day and decide if that is where you want your kid to go. It looked like baggy-panted thug punk central to me.
Yup, if you are going to buy new, you might as well figure on at least a thousand a month on top of your mortgage for taxes, MR and association. And….welcome to the neighborhood!!!

Gisele Bundchen isn’t much different from an average woman. You know, two legs, two eyes, one head….eh, no diff at all…Yup, for the life of me I can’t understand why RE in La Jolla, Del Mar, Encintas, Carlsbad, heck even Scripps Ranch or RB, costs more than Oroville. Such a mystery.

ParticipantThat home at the link above is on 4S Pkway, correct? Isn’t that the main drag of the neighborhood? I wonder about taffic. Bressi Ranch has houses like these too. It will be interesting to see what traffic patterns are like in these ‘villages’.
Funny how community planners just hate culdesacs, but regular old folks love them. But then again, if it was up to most city planners, we’d all be in high rises, riding in mass transit, and wearing Mao hats.
