ParticipantLocation location. Plenty of areas in SD are getting hammered. Chula Vista, Escondido, San Marcos etc. Even the prime coastal areas (del mar to carlsbad) I believe have pulled back about 5-10% from 2004-2005 tip top highs. Not a crash, but its significant money. Who knows what will happen in the future, but coastal SD county is, imo, a really great place to live, all things considered, if you can afford it.

Yeah, I’m wrestling with it too. To some degree, it’s almost a neighborhood by neighborhood thing, I think. I’ve been watching Bressi, actually I drove through it yesterday, and I saw a lot of for sale signs. I did some research and not much is moving in there at this moment. Perhaps the oppressive MR’s and $200 ass. fee is making buyers think twice. I think prices could come down 10% in Bressi with the stroke of a couple of pens, literally. La Costa Oaks, the Bay Collection, and La Costa Greens could be the same.
However, in neighborhoods with relatively low/no MR’s and reasonable association fees, like those mostly built in the 90’s to 2001 or so, and particularly those in the best school districts, your scenario of ‘digging in’ I think is very likely. The $700-900 range (middle class!?!?) in those better areas could actually do OK for some time to come, imo.

ParticipantWith a market driven by distress sales on the one hand, and sellers digging in their heels on the other (especially in good established neighborhoods), how exactly does that scenario play out re: pricing? Especially in the decent coastal areas between CV and carlsbad? I can’t wrap my brain around that one…help?

ParticipantStick to the encinitas union/san deguito school district, which is basically southeast carlsbad and encinitas (ie 92024 and 92009). Carlsbad school dist. is ok too, but I still like the deguito district better. El camino creek elem, OLP elem, and Mission estancia are all particularly good elem schools. Digueno middle is good, and LCC High/San Deguito academy are also very very good. The realtor websites all pull from the mls so they all have about the same info. many of them have a map feature to zero in on the areas around the schools I mentioned. Watch out in la costa, much of it is in the san marcos school district.
Also be sure to check out Craigslist real estate section for fsbo’s etc.
Buying now doesn’t shock me (probably a near lone voice here), as long as you are doing a lateral move from primary res to primary res, and aren’t planning on flipping. Timing the market with your HOME has never interested me.

ParticipantI’ve got a friend who just listed with a range. He’s pretty realistic, even the top end of his range is a little below the last comp in his neighborhood. He is using a discount realtor and his thinking was that if the buyer comes in unrepresented, he will sell for the bottom end of the range, maybe even a bit less, but if the buyer comes in with an agent that wants the full commission, then its going to be the mid-top end of the range. He subtly communicated this to buyers too.
Last I heard, he has a deal that fit within his plan.
So much for “the buyer doesn’t pay any commission, the seller does” realtor line.
