ParticipantThe typical home in NW MM along Calle Cristobal is similar to the listing below. Right now it is in contigency. The listing price is $439k and I think the sale price will be in the range of $420k to $440k. Perhaps you can be patient and look for a smaller home in this area. There are houses in this area that are around 1700 sq ft that can go for $400k. Recently, there was one that closed at $360k. There was another one that close last year at $420k. One drawback of these houses is that many are along Calle Cristobal so road noise is a problem.

Home insurance for a $400k home is usually around $450-$650 annually. PMI is around $180 monthly and if you put 10% down, it will take 7 years until your equity reaches 20% of sale price when PMI will stop.

ParticipantI have seen a few properties in PQ that list in the low 400’s. They are generally older homes but still look good. Here is an example:
http://www.sdlookup.com/MLS-100067526-15375_Paseo_Ajanta_San_Diego_CA_92129
Initially I also looked in CV, PQ and MM. However, I quickly found out that I can never buy a home in CV with a maximum budget of $500K. Then, it was between PQ and MM for me. I ended up choosing MM because it is close to my in-laws and we plan to have a kid and my mother in law will be the baby sitter. My wife also likes to be close to her parents. So because of personal reasons I chose the nicer part of MM which is around Calle Cristotal on the NW side of MM. And for the same price, you can get a better home in MM compared to PQ.
PQ schools are excellent. However, like AN has mentioned, MM schools are above average if you judge them by API scores. That said, I still like PQ better than Mira Mesa and I suggest that you look there first.

Participant~$80k a year with more than 3 months vacation is not low wage.

Oh and by the way, March Madness is coming up. Not basketball mind you, it’s that time of the year when teachers and others receive phony layoff notices.
Of course there’s always an issue, this year teachers in LA County don’t want to contribute more to their healthcare. Right now they don’t contribute anything and it costs taxpayers over 1 billion a year in LA County alone.
How many of you private sector workers get FREE healthcare?
Gov’t Workers: Americas New Royalty.
It is NOT “free” healthcare. They negotiate for wages and benefits, and they take lower wages in exchange for healthcare benefits and pensions. It’s all part of their compensation package. None of it is free.
ParticipantMay be someone near retirement with no school-age children but still works near Qualcomm or UTC area and doesn’t want to make mortgage payments after retirement?
I am ready to close on a slightly larger house on Raven Ridge for way more than this (also back to Calle Cristobal but not at a corner). This Rimridge deal is giving me some reservations. But, I am sticking my deal. I like this area.
Someone got really lucky with that deal. Congrats to them. Someone with $360k in cash looking to buy in MM? Why would they do that?
