ParticipantWhy this matters: This is the 3rd house I have found in that small neighborhood of Silvercrest this year alone that has sold for approx 100k more than the final list price and/or what you’d expect it to sell for.

ParticipantHe’s back in the Navy serving with the SEAL teams in Iraq. I am sure he will manage to post on occasion via the PDA that he uses to call in bombing runs.
In fact, here’s a message from him now:
“Roger base, piggington 1/9 here. Request comps for Sunni district in SW Ramadi, expect median price will fall once I call in the artillery and want to buy some puts on the Baghdad exchange. Over.
“Roger piggington 1/9, cut me in on the action. Over”
“Roger that base. Will also give you a cut of the 1,000,000 Iraqi Dinar that I acquired and have packed in my seabag. Once Osama Obama gets elected in 08′ and we surrender in Iraq, these things will be worth bucco bucks. Base, has powayseller arrived at the CP yet? Tell her to get her a__ out here and start selling my properties in Fallajuh”

ParticipantRunning the numbers is always a good idea, and I recommend Quicken’s budget feature to give you an idea of what you are budgeting and how your spending compares. I was shocked to see that I am spending $60,000/year in expenses, not including anything that I save like a 401k etc., and I live in Iowa.
