ParticipantThe IRS comes after you. Your mortgage company sends you a 1099 for what they loss on the property, and and you claim that as income on your taxes. That is why a go lawyer or accountant will tell you to stay in the house until the police come and kick you out. You should be able to get 10 months or so of “free” rent.

ParticipantThere is still a long way until the bottom. If you buy now and want to move in the next couple of years you will take a loss. What is rent like up there. I known everybody is trying to sell. The prices will continue to fall as long as foreclosures stay high. Look at http://www.foreclosureforum.com/stats.html to get an idea of what is happening. There were 1400 sales last month, 700+ foreclosures, and 2000+ NODs in San Diego. Prices have a long ways to go down. NODs will start going way down at the bottom of the market.

Stagflation is just around the corner. Plus the US investors that stay domestic will not trust the mortgage firms that are desperate to sell loans. May loans will have to be more traditional, were the originator actually services the loan.

ParticipantMy girlfriend works at a bank, and she burst through the door today saying I was right about housing. She said that several people raided their savings accounts to make their house payments. Looks like the refi window has closed for many people in the Point Loma area, and they won’t be able to make their payments in a month or two.

ParticipantThe fire department goes door to door to see how many residents are living downtown. The department found other information completely worthless, because builders are not always truthful. My father is a downtown firefighter and has been laughing at condo construction for years. The truth will hurt this market.
