Like I said, I post data “points” – not saying a trend, just data points.
I’ll also admit that my perspective is not so rosy. Not having a good time this week.
The company I work at just informed us that our Q1 commissions will be $0. Not just mine but all the other sales support like myself. The sales reps I work with are only at 30-40% of their first half goals. I keep talking to my customer base – large companies with budgets in the 100s of millions. They’ve all been putting their buys on hold. They are also worried about their jobs, budgets and their companies.
Its a rippling effect – this non-spending of $100’s of millions of dollars throughout the country – that we are seeing.
When companies stop paying commissions you know what’s around the corner – layoffs. And layoffs in a company that has over 300K employees ripples throughout the local economies.
My $40K in commissions that I enjoyed last year – on top of a upper income salary – will not make it into my local economy – Temecula.
My neighbor also works for a hi-tech company, similar size, similar revenue, similar income and he is also worried about layoffs.
That is why I dont think the unemployment picture and thus the housing situation is going to improve anytime soon. Wait until the big dominoes I am seeing begin to fall.
But again, these are only the data points I look at.

FYI TG – it was Tony Tobin Elementary in the heart of Morgan Hill and it was the first time that most of the parents and teachers had seen a spanish speaking interpreter at their school during an awards assembly. Apparently as the principal spoke he would be followed by the interpreter to accomodate the newer audience. We dont know of too many high-paying non-english speaking jobs in the area for the newer members of Tony Tobin elementary to afford the higher priced houses (since there are no apartments nearby) so the conclusion (a guess at best) is that multiple families must be pooling their resources – and their living space – to afford and live in the Morgan Hill area.

PF Changs seats how many people? 100? 135?
In a city population of what? 100,000 ?
So that makes it 1/1000th of the city population spending their money at PF Changs. BFD.
Throw in Murrtown’s population of another 100,000 and that makes it 1 in 2000 of the local pop are eating at PFC. Again, BFD.
I also live in Redhawk. I’m renting this year and last year. I’ve got several neighbors who also rent these 3000+ sqft homes because they lost their own. Houses nearby still have the realtor’s locks on them for 4-5 months with no For Sale signs going up. House prices still dropping in the Fairways gated area. Another neighbor just had her husband walk out on her and her kids. Another family friend declared BK last year and said they have more than a couple friends in town who have done the same. Probably 30% of the houses on my street are renters. Another neighbor of mine is fearful of losing their job and said we were smart to have sold our house early 2008. I’ve got other neighbors who aren’t paying their prop taxes for the last 2-3 times – I checked, they’re behind.
I think there’s still a lot of hidden pain here in terms of higher Unemployment and decreasing home values in Temecula/Murrtown area.
I’m going to wait this out. Been seeing more low lifes lately. The deterioration is not over.
