who pays for the teachers? the US government and states have no money , cut teachers, cut social benefits, cut the benefits that the people used to get. Many schools ask for parents’ donation in order to keep the teachers to work, otherwise they increase class size or wait for the little fund from government to improve their facilities. Even the trash, lot of new areas need to pay trash fee.
MR starting around 1982 in CA, because CA state couldn’t offer the heavy development. It is same for US government that cannot support the old-time quality services. If you want better services and quality of life, you need to pay, cannot rely on state or government.

It is same story for the elementary schools in carmel valley. There is less numbers of kids per class in CV because they pay high MR and more donations to the school so their kids can get better treats. In Poway, there is more kids per class because of low MR and less donations. More funds to the school and hire better teachers which can drive better school district and higher house price too.
Some facilities everyone can enjoy , like park, lake, hiring trails, plaza….. because you pay tax. For schools and high bill facilities (like the water park), whoever can pay and then can enjoy.

The non-MR community means their original design is for using the existing facilities that doesn’t need more fund to build, otherwise there is no free lunch. It doesn’t mean you live closer to the area and you get their benefits free.
A lot of 4S buyers are young family because of the parks and great facilities. They would like to pay for MR to enjoy everything around. There are still many new houses coming up. And lot of young kids will attend the schools in the area. It is good that the non-MR community can enjoy the free lunch so many years. Now the MR residents need to use the facilities they pay for .
It is same case in carmel valley, if you want to get into Torrey Pine high , you can only pick old house . For the new houses, they mostly go for other new high school.

No driveway in front : I see lot of people park their cars on driveway and garage is just a big storage only. Driveway in front makes people have a habit to park their cars outside and less street parking space. Garage/covered parking is supposed to protect your car from sun and rain so your car can last longer.
Courtyard only: I know some people buying there, because CA is short of water and water bill will go up more, they don’t want a big yard with high water bill . Also, 4S has lots of parks around. They would like their kids go to parks rather than playing inside their backyard (buying their own swing, slides….).
