ParticipantNot sure what you are proposing here, with two attorneys. Does that mean one on each side? That works out to two deal killers moving the transaction along. Most attorneys don’t know enough about the intricacies of RE, unless that is all they do.
Real estate agents of course vary widely in quality. To have a good one working only for you is almost always worthwhile. They insert themselves as middlemen in a complicated, lengthy transaction that is filled with landmines. They keep the two warring sides apart in what is essentially a zero-sum game. They move the transaction along and coordinate deadlines, other parties, and necessary paperwork. Good agents earn their money.
BTW, I would not use a friend as an agent–you can’t ream them out if they screw up.EconProf

In personal income taxes, sales taxes, and corporate income taxes (the other three big categories) we are highest or near-highest in the nation. Our property taxes, averaging 1 1/4% of assessed property value, appear low, but since the same house would be priced at 1/2 or 1/4 the value in Texas or Wisconsin, property taxes bills actually paid end up somewhere in the middle.
The Sacramento politicos are currently attempting to target Prop 13 as the source of all our fiscal woes. Of course its not spending. They want to end the one safety net for taxpayers so that CA property taxes join the other three categories and put us at the top for this tax category as well.EconProf

ParticipantHow important is it to you to have a pool light (or lights)?
You might sent a letter to all potentially liable parties telling them that you can name them all in a suit totaling thousands of dollars plus your own legal costs, or….they could all contribute and come up with $1000 (or whatever), and you’ll go away.
