Before I bought my home, I lived in City Heights, I rented a 2br, 1 bath for $950 a month. I was in a small little “pocket” street that wasn’t half bad, but man some of the surrounding streets were god awful.
So, after 3 years of not seeing my old hood, I took a drive there a few months ago… Wow… It’s gone to hell. The area I lived was right next to the bus depot on University, and the Chevron gas station. When they built the Chevron gas station and the bus depot, that was supposed to be part of the “revitilization”.. Well, unfortunately, I hate to say it, the neighborhood looks so much worse now, bird poop litters the entire area, the paint is all faded, and the Chevron looks so ghetto…. So, you can revitalize all you want, BUT if the neighbors and property owners don’t keep it up after the so called revitilization, it will just turn into a dump once again.
As for the place I lived, the front door was boarded up and it looked empty… I think the buyer who bought from my landloard gave the keys back to the bank.. She bought at the high end, paid 1 million dollars for 4 houses on 2 lots, all of the houses around 700 square feet… Oops.
I’d stay far away from City Heights… The one good thing it has going for it, the lots seem to be bigger then North Park and other areas, so there’s room to expand if you buy one of the houses there.

If not, or if she makes excuses and blows you off, forget about it and move on, simple as that. There are a LOT of flakes in this world, but everyone has their own standards, morals, cultures, etc. so just because she didn’t kiss you doesn’t mean she’s not interested or she doesn’t want to… Only the return phone call will tell if she is truly interested, and there are a lot of flakes out there, so if she flakes out or plays games with you, move on and go meet someone else.

She charged the full 3% commission and we offered 3% to the buyer’s agent for a total of 6. She did all of this:
-Professional virtual tour with 12 photos – and she hired a guy who charges $400 to do the tour, he brings in lights and everything to make the pictures real professional
-MLS
-Union Tribune
-Open houses (5 in 3 months)
-Broker caravan (1)
-Realtor.com premium listing
-Craigslist
-Email blasts to agents
-Networking with other agents in her office
etc
etc
etcAnd of course #2 – Location.. Good location in University Heights….
Did it sell my home? No!
Why? Two problems…. I think because she didn’t encourage me to agressively price my house, and we aimed for the sky, and in the end if I would have just priced it where it’s at now, it probably would have sold, but now it’s stuck and I’m going to be lucky if I don’t end up having to do a short sale or hold onto the place for the next 10 years while I wait for the market to recover. π Second problem, square footage is way too small, it’s a 2BR 1 bath, but only 650square feet… OOPS!
So, I think what most people are saying on here, price it right, and make sure it shows well, and I think you’ll get er’ sold. For me, I had to let her go, and I hired a 1% agent so I could drop the price another 10k and hopefully get it sold.
