ParticipantTo everyone else: Does questioning the reason for all the smugness on this site make me a troll? Would you please make a list of troll qualities so I can determine if I am one or not? What do they eat.
You can’t question smugness without sounding arrogant yourself, particularly with at least one of your myriad names being “multi-property-owner”, and minimizing the decision to stay out of the worst housing bubble in history to “missing the boat.”
Troll or not, there have been countless “contributors” to this site who offer nothing more than criticism to people that actually look at data, rather than in naive optimism blissfully resolve that the decision to buy is never wrong, and everyone who didn’t is bitter.

ParticipantI think he means conditions in which bad mortgages were made have been corrected so logically we’ve seen all the bad mortgages default, and we’re through the worst of it.
