It’s really amazing to me how well Saratoga and Derby Hill are holding up. Of the 6 Saratoga’s available in the last couple of months, two have closed, two are pending, and two are available. The available homes have only been on the market a couple of weeks.

Of the two Derby Hill resales available, one was removed from the market and the other is pending after less than two weeks on the market. The 2/08 release of DH sold out and another release is scheduled for April.

Any word on if Bridle Ridge is selling anything? The models were nothing special.

Not sure about Bridle Ridge and Carriage Run but the 2/23 Derby Hill release sold out in a few days. There is another Derby Hill release in April. Saratoga is complete but 4 of the 5 houses on the market are in “pending” and the 5th only went on the market a couple of days ago.

This went into “Pending” status today. When I looked at the property, there were four big trucks in the driveway of the rental house described above double-parked. There aren’t FOUR spaces, there are two.

5892 Madra had nice views but an akward entrance with an extra parking space right by the front door. The house was a mess with the kitchens and bathrooms needing updating. There was a portable sauna in the master bedroom! Weird. The house has a lot of potential but I wasn’t interested even as the price went down because of the neighboring “mini-dorm” not to mention the halted construction project next door with plywood siding and broken windows (no progress in three years!).

The price was getting much more reasonable, though.

No, I don’t own in one of these communities and don’t work for Pardee. I just find it interesting that these new developments continue to be strong in the wake of most other parts of San Diego.

All four of the Saratoga houses are now in pending status. It will be interesting to see the closing prices but they weren’t on the market all that long to expect a huge difference from the list price.

Pardees prices on Derby Hill haven’t gone down and they continue to sell out new releases in a matter of days as recently as 2/23. Any thoughts on why these are staying so strong?
