——————————-To OP, it really depends on your own comfort level and what sort of tenant pools you want to deal with and to what extent you want to deal with the PITA factor.
I have a friend and she has approximately 8-10 SFH rentals she bought over the course of 2 years in escondido that cash flows really well, and she’s made a killing.. But she even admits, she would never want to deal with the tenants there herself, let alone live there, and she wished she had paid more attention to MM and RB when things were priced “cheap”….I have another friend that does something similar and doesn’t mind it at all and does well too.
in my case, I’m lazy and consider 25+minutes back and forth between north county and say college area about the limit of my PITA I can tolerate, especially when I also need to be around my customers in north county all the time and also have a family, and volunteer at my kids school, and volunteer for some social causes (like making sure Alex Lien gets justice), and also still have enough seat time in my Miata at autox so I can be “less suck” than I currently am, oh and juggle in bi-weekly medical treatments too.

Here’s a rough comparison…In MM, 1/1 condos renting out for about $1250-1300/month on 1 year lease terms. And $1400+/month on something shorter than 1 year. Tenant pool is typically tech workers, some on H1B which have excellent credit, always pay on time, and never give you any problems unless something really does break.. And occupancy about 90+% of the time, since most of these new tech workers aren’t going to be buying for the next 2-4 years…Also, as an added bonus appreciation in MM has been surprisingly ridiculous. Same condo that went for $140kish in 2011 closed recently @$190kish for example, which is roughly the price of a 2/2 in MM 2 years ago…
Meanwhile approximately similarly priced 2/2 in “college area” costed about the same, and rents for maybe $100/month more. But clearly with slightly more PITA factor than MM, due to the more fluid nature of tenant pool there and noticeably less stellar quality tenant pool (you’re not going to find you $80k+ qualcomm entry-level tech worker that won’t be moving for 2-5 years down there most of the time). And there is considerably more supply of rental property there…. Cash flow yes, but still waiting for any likewise appreciation that has already happened in MM…Thankfully, good property manager there makes it worthwhile (need a recommendation, PM me)..

There’s really no right or wrong way of doing it…As long as you’re making money and beating what you could do elsewhere with the same money…Better imho then not doing anything at all. At an point in time…if you’re not making money, you’re spending it, or letting someone else spend it for you..

Things in the better parts of town are just insanely priced… They might have slowed down at the higher end, but not in the sense of things being a “deal”. And things priced more like investment grade in these better parts of town haven’t shown any sign of any real slow down.
CoronitaParticipantWell, especially these days, a good portion of the cars aren’t actually owned, but leased….. Aside from some folks who do so because they can write it off and it makes sense, the majority of the leasee I suspect do so, because they really can’t afford it, but want status rights..
4 years of included maintenance, on a 3 year lease. Translation.. Abuse the heck of out the car, turn the car in at the end of the lease. Internal damage can’t really be inspected out anyway…
I think only in SD I see more Mercedes, BMWs, and Audi’s then I do see Honda Accords or Toyota Camry’s…

MANHATTAN — Investigators expect to arrest an off-duty detective who was part of the swarm of motorcyclists involved in the beating of a Manhattan dad chased down in Washington Heights, DNAInfo New York has learned.
The cop, who came forward several days after the beat down claiming he played no role in the incident, was captured on several videos pounding on the motorist’s Range Rover, according to sources familiar with the NYPD Internal Affairs investigation.
The motorist was pulled out the car, punched and stomped while his horrified wife and two-year-old daughter watched, cops said.

Hey, they’re supposed to be the good guys.
A Queens prosecutor and her boyfriend, an NYPD detective, were busted yesterday for fighting with cops trying to keep their verbal battle from turning physical, authorities said.
Off-duty Detective Samir Gonsalves, 34, and Assistant DA Jacqueline Rizk were screaming at each other on Steinway Street in Astoria at 10:15 a.m. when cops, alerted by a cabby, arrived.
The on-duty officers attempted to calm down the brawling lovebirds.
Gonsalves pushed one of the officers and was wrestled to the ground, cops said. While his colleagues were cuffing Gonsalves, of Brooklyn’s 88th Precinct, Rizk allegedly jumped on a cop’s back.
A source said the two are romantically involved and appeared to have been drinking.
Both face charges including resisting arrest, and were released without bail. Gonsalves was suspended and Rizk was placed on leave.

You repairs, don’t sound like it’s out of the ordinary (brakes go, tires go…any performance/sports package will cost roughly the same).. Your battery is expensive, but a comparable equip Lexus these days probably will be able the same price since you haven’t seen how big the battery is… (It’s in the trunk BTW)…
The only thing that is out of the ordinary is the cooling system.

I’d say if you can afford (and your priority is to spend money on) a nice car, get yourself a Lexus. I think Lexuses are great. Smooth, powerful, reliable, comfortable, quiet. They have some models that compare with a BMW 3 series. A friend has a Lexus IS, and he loves it. flu says he’s not a fan of the Lexus IS. So, being a fellow (maybe former) BMW fan, you might not be either. But then again, you might. And if you decide you like it, you’ll have a car you like, and it will most likely be somewhat more reliable than your BMW (and less expensive to repair).

An off-duty undercover cop who claimed he took no active role as fellow bikers pulled a Manhattan dad from his SUV and beat him to a pulp was actually pounding the vehicle with his fists during the height of the bloody road-rage attack, sources told The Post.
The cop, a seven-year veteran, had told investigators he didn’t help the injured man because he rode up to the scene as the beating was nearly finished, sources said.
But video footage clearly shows otherwise, disgusted sources said Monday — and Internal Affairs Bureau higher-ups want to nail the officer.
Probers believe their hands are tied, however, sources said, because authorities already dropped charges against another biker, Allen Edwards, 43, of Queens, who allegedly punched the rear window of Alexian Lien’s Range Rover before Lien’s beatdown in front of his wife and 2-year-old daughter.
At the time, the chief of the Manhattan district attorney’s Trials Division, Karen Friedman Agnifilo, defended the move, saying, “Prematurely charging individuals with low-level crimes does not further the goals of the investigation and could weaken the cases we expect to bring against the perpetrators of serious crimes.”
Still, the undercover cop will likely face internal charges. He didn’t even tell his bosses that he was with the bikers — much less at the scene of the crime — until Wednesday night, more than three days after the attack.
The unnamed officer has already been placed on modified duty and turned in his gun and badge.
“I think we all, no matter what your job is, have an obligation to help one another,’’ Mayor Bloomberg said on MSNBC’s “Morning Joe’’ on Monday, in response to questioning about the officer’s actions. “And if you see somebody getting beaten up, you know, let’s go jump in and stop the fight.”
Another off-duty officer also was among the bike pack, but he wasn’t anywhere near the scene of the beating, sources have said.
The explosive development came as yet a fourth biker was set to be arrested in Lien’s beating. The 29-year-old Brooklyn man was among five or six bikers who attacked the 33-year-old Columbia grad in Upper Manhattan on Sept. 29, sources said, adding he would likely face gang-assault and other charges.
The biker was tracked down after cops traced his license plate, sources said. The bike is actually registered to his uncle, who he borrowed it from, sources said.
Cops are searching for at least two more suspects, whose photos — from video footage taken at the scene — they’ve released.
Meanwhile, Christopher Cruz, 28, who allegedly started the chain of events by slowing down his bike to let his pals ahead — leaving Lien to bump his car into him — said in an interview aired Monday that he didn’t “feel responsibility’’ for what happened.
“I was looking over my shoulder to see where my friends were,” he told ABC News. “I wanted them to pull in front so I could follow them. I didn’t brake, but when I looked over my shoulder, my hand came off the throttle a little, but the driver didn’t slow down at all and bumped me.”

🙂Miata’s are really reliable. Especially mine, since it has no radio, no power doors ,windows, no antenna. Nothing in the trunk (no spare tire, jack,etc), no A/C, no power steering soon, no carpet, no door side panels/trim, and pretty soon, no passenger side airbag..
It does come with a rollbar, and I think it comes with two seatbelts, some pretty sticky tires, and brakes that squeal like there’s no tomorrow (because that’s what race pads do when they are cold)…
I’ll remove the entire front dash for you and just leave you the instrument cluster, if you’re interested…
J/K….

Question: Was your 328 a CPO or just used. If the later////Do you have a history of the vehicle?
I hate to bring this up but, 328’s are often loaner cars for stealerships. As a result, they get beaten up pretty badly. I’m one of those people…And just this weekend, someone brought a 328 service vehicle to the track because his car was in the shop…
It’s for this reason, you need to know what the complete history, or buy new or CPO, especially if you buy a car that can be found in a loaner/fleet rental.. Any stealer should be able to give you a complete history of the car, when service was done, when recall was done, etc, even if you didn’t buy the car from the stealership. And if there are service records missing, that should be a red flag too, since there is absolutely no reason why a BMW would not have a complete service record from new to year 4, since all BMW’s come with free 4 years of maintenance. Start there, so you get a gauge for what sort of problems the car might have had before you got it.
And as I said before, IF your check engine light is on, more then likely it’s emissions related, and then it’s covered under emissions warranty for up to 7-8 years, depending on what part it is. If you fail emissions, more then likely BMW has to pick up the tab to fix it since you’re still under warranty.
Brakes are wear and tear items. Especially on the sports package, 4 years is about right for a moderate to aggressively driven car. The sports package has pads that have more bite. You stop shorter, but that also means you wear out both the pad and the rotors a lot quicker than say a car that doesn’t have performance related brakes (*cough* insert your favorite run-of-the-mill toaster car)…Before you bought the car, did you check to see where the wear indicator was? Was it already close to the limit of being replaced when it was driven by the first owner? It sounds like it was driven aggressively before you bought it…And if you have cooling issues this early on..It sounds like someone beat the crap out of the car before you bought it…(Sorry if it was me :()
$1500 for brakes is stealership prices. You could go to a third party shop that does it probably for 1/2 of that….Or do it yourself. Bimmers aren’t that hard to swap brakes…The cost of the battery is unfortunate. Because people want to have all the bells and whistles of a navigation, keyless,entry,etc. And you need the bigger/deep cycle battery to handle it…
Don’t feel bad though. I run a $250 Shorai battery in my miata. It’s a motorcycle LifePo3 battery that weighs about 3 lbs versus the standard weight of 30 lbs, and it’s mounted in the passenger seat instead of the trunk…And the bonus is if I completely drain the battery, it becomes an instant brick because they can’t be recharged if they end up fully drained…. (Ask me how I know )….

Oh, and hey… You do realize regardless of what the new/CPO warranty is, if it’s emissions related. Emissions related components are warrantied for 7 years under CA laws, and 8 years under federal law. So chances are if you’re getting a CEL, and provided you didn’t screw around with the engine yourself (modify it), BMW has to service your car and eat the cost of emissions related repairs…
My Audi’s MAF went out at year 7.2, and they ended up replacing it for free, under this…

Actually, I was stopped twice for this. Once I was in my Audi…And they couldn’t smog me because they didn’t have a 4 wheel dyno….lol….
The second time I was stopped, I just told them my car was 4wd and if they were going to try to dyno me on a 2 wheel dyno and pay for any damage done to my car if it happens. They let me go too. And that was when the car was not a 4wd car…
So, you could just debadge your 328 and say your 328 is an 328iX, and you should be fine…Most people doing those street checks can’t tell the difference….
