$6k-6.5k is possible for the newer houses at the corner of Camino Santa Fe and Calle Cristobal as well as the 2500ish sq-ft houses in 3Roots and some of the view lots West of MM.[/quote]I don’t know this market well, so probably. Rent has dramatically increased here in SD the last year.

That estimate in redfin for 94086 is pretty close to reality. Speaking from experience. 4/2 1700sqft in Sunnyvale c rented for $5000/month
Roughly same time 5/3 2600 sqft in 92130 rented for $5000/month around the same time. 94086 tenant isn’t planning to buy anytime soon because despite floating in Uber and Facebook stock grants, rent is still cheaper than buy by a lot and money saved, tenant sends kid to private school and very close to new tech campuses. But there it’s pretty crazy, there use to be a large plot of dumpyard land next to the rail lines. Last time i was there, that scrapyard right along train tracks is now high density housing.Both roughly $6k/month now.
That’s why I said what I said. All else being equal, tenant gets more for their money here in SD, as long as they can work remotely most of the time. I don’t need everyone to work remotely. I just need to find one that does, lol…92130 just renewed his lease for 2nd year and asked for an additional 2-3 years extension….I said we would talk about it when time is up.
I’m not sure if $6k/month in MM is doable yet. I’m not saying it isn’t, I just don’t know. Could be with the right house.

Sunnyvale and south is what would be considered on par with Mira Mesa in terms of schools for a family. The location of the large apple campus only came recently with the past few years. Sunnyvale use to be a solid middle class neighborhood back in early 2000s obtainable for middle class, even as far as 2008.
Cupertino has always been the sought after school district.
I see many parallels when between Sunnyvale (ditto for mountain view) and Mira Mesa,.when things changed for the better. Close proximity to job center. No different than Mira Mesa being close to Sorrento Valley and now the life sciences growth area near 3 Roots…. 3 Roots will do well. Mira Mesa will do well as the more blue collar older owners move out by selling and retiring and refreshed with new owners. If SFH in MM are now over $1m, it’s a entirely new demographics moving in now aint going back. In practice, when public schools in the area will continue to get better as the demographics changes.
Short of jumping on an IPO bandwagon or working for a company with decent RSUs or being in a double income earning family….that’s what’s going to be the new norm for new people, unfortunately.

For CV, I suspect it gets that extra oomph of demand due to the upper middle class families that try to push their kids into the best schools as possible, especially among certain groups of minorities from the other side of the globe. Truth to be told, I think most “starting” families aren’t in position looking at CV as their SFH these days at current price point and 5% interest rate for 30Y fixed loan, for that, join the rest of us and look in 92126, 92123, and south bay and way northern county zips that are still closer to the $1M range!! Take a look at the below SFH in CV, powerlines are behind the backyard (50 feet away from property line?) — Redfin calculated if this home is sold for $2M, the monthly payment at 5% 30Y fixed mortgage, HOA, insurance and Prop Taxes (I used 1.09%) is around a cool ~$10,500 a month.

CoronitaParticipantWell I just found a way to save a a lot of money.FCP Euro had a lifetime replacement on all parts you buy. That I knew already. What I didn’t know is that it also applies to fluids and filters.
SO…The deal is that you change your oil, you buy new oil and filter, and then you ship the old oil and filter back and they refund you the original purchase price.
Now the caveat is you need to ship everything back 90 days and shipping is expensive…So it’s probably not worth paying to ship just a just of oil and 1 filter back…
BUT, in my case, I have 4 German cars so as long as I do all my maintenance all at the same time, I should be able to get lifetime oil, filter, brake rotors, brake pads , brake fluid, transmission fluid for free, minus shipping.also UPS shipping to the east coast isn’t bad. It’s $25 up to 80 lbs so long as the shipping container volume is equivalent to 12″*12″*12″.
So I’m watching YouTube videos on how to make custom size shipping boxes out of old boxes ,since to ship things back, I need longer but shorter boxes, but I don’t want to buy boxes.

I like volunteering and spending my money on help kids in STEMs get what they need to do well at competitions. No kid who is motivated should be at a disadvantage simply because there is not enough money to be spent on basic tools needed to do well.[/quote]

It’s funny. I spent the last few hours agonizing over losing my e12 socket and having to spend $7 to buy a new e12.
But no issues dropping money on a new gear during competition when things unexpected broke. I think I’m getting close to break 5 digits soon. But to see kids light up and determined because you armed them with the tools to they need to compete is pretty compelling.
FWIW This team isnt one I’m affiliated with, but they are a great team. They need $25k for a CNC to better compete.
