CoronitaParticipantlet’s put it in perspective. if I were the tenant I would find the cheapest repair guy regardless of quality…. better yet, I would stop watering altogether. depending on how much my deposit was, that might make it worth while. you the landlord deal with all the dead landscape after I move out…..might be cheaper than me paying to fix sprinker + taking care of your landscape + spending money watering….
You still think you should leave this repair ( which should be relatively inexpensive) up to the tenant?
put another way. if a pipe inside the house leaks, would you insist he find a plumber and have him pay for it? what if he decides to ignore it, after all, it’s not his house.

This could end either really good or really bad… well really bad means I break even with the shares I bought in the mid $2 when they were about to go under. I sort of think AMD is one of them once in a life time opportunities in which because of the uber mess up that is happening at their singleton competitor *cough* intel, they have a once in a lifetime chance to do some serious damage and steal some serious market share in the server space from an almost 90+% intel monopoly. And for once, AMD has a technical CEO that knows what she is doing… stay tuned.
Surprisingly, even with the volatility, I sleep pretty well lol. I guess I am getting old and too old to worry, lol.

CoronitaParticipantImho, automakers are the first to get hit with any sort of tariff war.
Also, specifically with Ford, it’s gambling by shifting all small car production out of the U.S. and into china/mexico, and leaving almost all of domestic US car production for trucks and suv’s (except the Mustang). It’s the same short sighted decisions that US automakers have made in the past, that Mulally tried to put an end to when he was CEO, only for his successor to reverse.
If oil/gas prices start going up significantly, American consumers are going to be ditching their gas guzzling SUV/Trucks again, and want to switch back to things more economical. However, at that point Ford won’t have a decent sedan/small car portfolio in the US to meet demand. They’ll have to bring their cars from abroad, subject to tariffs. Other players like Hyundai, Honda, Toyota, will probably be increasing sedan production in the US to reduce the impact of tariffs. I don’t know, it just seems like Ford’s recent strategy is walking into tariff’s harms way, while everyone else is trying to increase passenger car production in the U.S.

What is AMD up to?
The Chinese government is currently trying to reduce its dependence on American technologies due to national security concerns, while subsidizing the growth of its domestic tech companies. China still buys plenty of CPUs from Intel since its Xeons are still considered the “best in breed” processors for data centers, but US regulators banned Intel from selling its top chips to China’s supercomputer centers in 2015.That’s why China isn’t eager to embrace another American chipmaker like AMD. In response, AMD established two joint ventures with Chinese holding company THATIC — one with Chengdu Haiguang Microelectronics Technology (CHMT), and another with Haiguang IC Design, also known as Hygon.
AMD owns a majority stake in CHMT, which ensures that its IP isn’t transferred to THATIC. THATIC owns a majority stake in Hygon, which licenses AMD’s IP from CHMT. Hygon designs the chips, and CHMT produces the chips through a suitable foundry and then sends them back to Hygon for packaging, marketing, and sales.
This arrangement seemingly placates American and Chinese regulators — AMD’s IP isn’t being passed to a Chinese company, and a Chinese chipmaker gains access to superior data center CPU designs. AMD generates less revenues through these JVs than it would through direct sales, but it still gains a foothold in China’s massive data center market. But more importantly, this move could wound Intel.
Why Intel should be worried
AMD’s Epyc arrived only a year ago, but it’s already causing headaches for Intel. Benchmarks found that it could outperform comparable Intel CPUs in certain high-performance computing and big data applications that require CPU cores to operate independently.Many big companies, including Microsoft and Baidu, started installing AMD’s cheaper chips in their data centers. In a meeting with Nomura Instinet analyst Romit Shah in June, then-CEO Brian Krzanich admitted that AMD was gaining ground, and Intel was trying to prevent it from gaining a “15% to 20%” share of the data center market.
That admission was stunning, since Intel traditionally controlled more than 99% of the data center market with its Xeon chips. Intel’s data center group grew its revenues by 11% to $19.1 billion last year, and accounted for 30% of its top line.
Epyc was already a thorn in Intel’s side, but AMD’s sponsorship of Chinese clones could throttle its sales in mainland China, which accounted for 24% of its sales last year. Its total sales in the region only rose 6% in 2017, compared to 20% growth in 2016.
…Well at least until AMD’s server chip design gets stolen by the olding company and given to the other company that makes them…which could have already happened….

Of course. How do you think I am going to make my DIY dental implants when I need them years from now? I just need a good base baby tooth and a lot of epoxy leftover from my DIY flooring kit.

In the short term, I am hoping export of İntel Xeon server chips to China continues to be prohibited, as it was started during Obama era.
Good news for AMD that owns a Chinese company that manufactures Epyc server chips clones in China, specifically for the Chinese market, and revenue shares on those clones sold.
İf things stay the way they are, $19/share will look like a bargain for AMD share, and $49/share will look like a rip-off for Intel.

CoronitaParticipantI use to use craigslist, but of lately Craigslist is filled with sketchy people… So my friend recommended and I used Zillow. It’s free. And I like how it automatically cross posts on two other websites….
My listingsnusually include something like
“Must provide proof of verifiable monthly income of 2x monthly rent and a credit score of 750 or above, no exceptions. Must provide proof of renter’s insurance before move in date, no smoking and no pets”
Although I never ask directly, tenants with impeccable background usually volunteer information that they are such and are usually the first to respond.
They usually say something like. “Hi, my name is X, my credit score is 750+, I make X working at employer Y for Z years”….By them doing that, it makes your job a lot easier.
For starters, if they volunteered the information that they work at a major company like Intel, Intuit, Qualcomm, County of San Diego,whatever….Employment/income verification is a walk in the park with the company….And you probably don’t need to do a background check, since that large employer already did it for you…..Chances are you only need to do a credit check with something like Experian tenant check.
The sketchier applicants usually don’t say anything or try to say something to get around rules or are professional renters trying to get you to make a mistake by saying something that can be construed as discrimination. For example: “I have an emotional support animal that doesn’t count as a traditional pet….it’s a pitbull BTW”…Yes, I shit you not. This is where that movie trailer tagline is good advice….. “silence is golden”. run far far away.
Price your unit well, and you shouldn’t have a problem getting a good pool of good applicants. That’s where I use craigslist as a “feeler post”… I’ll use craigslist to post rental in the general location with general pictures not specific to my property and noty specific address just to see how many responses I get within a 5 day window. İf you get slammed with a lot of replies within 24 hours, you priced it to low. İf you only get 1-2 responses over 5 days, you priced it too high. You can adjust it accordingly until you get a decent flow of interest..Then you can use that price on your real posting on Zillow.
This is also what I did before buying a rental property in a given location. Its a good test to see how much you really can fetch for rent.
Renters be aware, a lot of postings on Craigslist aren’t real for this reason.
a slightly related topic. When you are renting something out, get a “burner” email address and phone number from something like Google voice. That way , when you finally rented the place out, you don’t need to deal with any of the applicants that you rejected who might be coocoo… you simply throw away your burner email address and phone number. Kinda like what you should do when you buy a new car or if you planning to sign up for a online hookup website like tinder or bumble, and never want to talk to that person again (obviously not speaking from experience…just some tricks I learned from some of my single women friends) lol…..
