ParticipantHe seemed like a decent enough guy…
She seemed a bit selfish.
Remember she was asking for a divorce before the bike incident.
But at the end of the day he was extremely foolish…
Remeber they said his house increased in value by 3X. Sounds like he HeLoc the hell out of it and bought toys… Also I have no sympathy for him. Anyone who ever worked construction knows its boom bust. He should have been living like he had half the income. He sunk they family at the end of the day…

Participant

Yes, if they hadn’t spent part, not all, I thought I heard the bank was eating like $90K on the short sale, which means they had something like $650K financed. That’s on a home valued at one point at $1.1M, and pretty consistently two year plus run at million+.
His situation was pretty simple, he worked in a industry that vaporized. Vaporized basically overnight and stayed vaporized for 3+ years.
You can talk trash about buying investment properties, but frankly, you’re talking out of your *ss. As inexperienced landlords, there wasn’t anything they were buying around here, or phoenix, or any other market at that time. And I know
plenty of people that did just that, in Phoenix, Vegas, Detroit, etc, all lost their backside. The only thing they could have done was not tap basically $800K in equity. And most of you are already on record for how stupid you think that is when ‘investment’ properties are around.
In the end, the problem they had was very simple, he lost a job, in an industry that he had 20 years of experience in and wasn’t hiring anyone for 3+ years.
So yea, the world falls apart on you, you don’t have a job, you’re burning up your savings, and the house you’ve raised your family in for the last 11 years, has lost $500K of equity and you’ve only got a $100K of equity left.
You’ve got omnipotent hindsight balls, I’m sure you’d pull the trigger and sell, knowing without a job you can’t find a rental, can’t get another loan for a new place and ‘give it away’.
The denial is strong in this thread with the posters.
My solution is simple…. I don’t plan on living past 55-60….It simplifies a lot of things…. My 401k becomes my kid’s inheritance, and my kid’s college is paid by the 529plan… Life insurance makes up a little more, and the remaining money should be able to pay off all homes free and clear…..And there’s plenty of extra-curricular activities I have that I know could guarantee with 99.9% accuracy that that will happen :)
This makes me sad.
I hope this turns out not to be the case.

From the humanistic point I think I would say that they would want to spend most weekends together as young couples typically do.
So you have roughly 8 days a month for “sleep overs”…
Which, btw, I am sure he is spending by sleeping on the couch! Kidding of course.
Plus the one or two odd weekdays…
So what is reasonable? Maybe 10 or 12 days?
Problem is that if you are actually counting the days there is an extra car outside… You seem invasive…
Good luck with the problem and keep us posted this is the reason I come to Piggingtons is to hear case scenarios like this.

I really don’t care who she dates or sleeps with. I care about protecting my legal right to choose tenants.
.
Would never accuse you as such… Its what could be perceived if someone didn’t know you.

Participant
my wife forbade me from living anywhere with an HOA. she is so wise. i have a water heater in my front yard for the last couple years. that would probably be a 19,000 fine by now…
I can see Scaredy on his front yard doing squats and lunges ala Rocky Balboa style with the tank on his back.

Participant
I don’t see anywhere where it says the state has any obligation to pay Detroit’s debts.
If it were just a question of the state cutting the check vs. the city, I don’t think the creditors and pensioners would be as concerned as they appear to be.
That’s worth investigating becasue some states do have it in the consitution that they cannot let a city fail… I remember reading about in MISH…

ParticipantIt does matter. There are many different PSAP (Public Safety Access Point) in SD County and they go according to thier muncipality. That being said I doubt they will share that information as it is considered confidential unless you get a release.

Participant

Los Angeles Sheriff Department’s stringent hiring practices.
Sheriff’s Department hired officers with histories of misconduct
Despite background investigations that revealed wrongdoing, incompetence, or poor performance, the department still hired dozens of problem applicants in 2010, internal records show.
The department made the hires in 2010 after taking over patrols of parks and government buildings from a little-known L.A. County police force. Officers from that agency were given first shot at new jobs with the Sheriff’s Department. Investigators gave them lie detector tests and delved into their employment records and personal lives.
The Times reviewed the officers’ internal hiring files, which also contained recorded interviews of the applicants by sheriff’s investigators.
Ultimately, about 280 county officers were given jobs, including applicants who had accidentally fired their weapons, had sex at work and solicited prostitutes, the records show.
For nearly 100 hires, investigators discovered evidence of dishonesty, such as making untrue statements or falsifying police records. At least 15 were caught cheating on the department’s own polygraph exams.
Twenty-nine of those given jobs had previously had been fired or pressured to resign from other law enforcement agencies over concerns about misconduct or workplace performance problems. Nearly 200 had been rejected from other agencies because of past misdeeds, failed entrance exams or other issues.
Best pay attention next time you’re in Los Angeles County.
So, if you think the hiring standards aren’t stringent enough, what would you recommend they do differently? Very easy to complain, not so easy to come up with workable solutions.
BTW, which other jobs, outside of govt work (direct or indirect) require a person to go through a process as stringent as the one currently in place in these departments?
Stringent? Perhaps… but largely ignored.
This is a great example of the “good ol boy” network.
This is ridicoulous and indefensable. Period.

ParticipantThe Key is that you are not actually using the boat as a boat.
Just a floating house. That being said you still have to maintain it. Turn over the motor, keep fresh gas in it, empty out the shitter (to paraphrase Christmas vacation)…
For four years in college that is a long haul.
Wouldn’t recommend it for anything more than a year or so.

ParticipantI thought about it when I first moved to town and was contracting here.
I did it once for a friend when I was helping him start his company in upstate NY too though I didnt pay for anything. Its was lovely and peaceful.
My friend knew someone who was selling his boat and that coupled with the slip prices in Mission Bay (and insurance) made it very affordable. I am not sure I investigated everything but the initial cost was not bad.
But I think boat living would get old quick even on the biggest of boats and there are still up keep cost associated with it.
Plus it might be difficult to keep your kid from turning it into a “pleasure boat”. Complete with his own little captian’s hat, ascot, and smoking jacket… I see… Hugh Heffner…
But yeah the numbers work out intitially. That’s all I remember. Sorry no specifics.

Participant
In the never-ending debate about whether the more wealthy are generous, I am encouraged by the Bill Gates/Warren Buffett behavior. They and dozens of other uber-rich have pledged to give at least half of their wealth to charities or philanthropies at death or before.
I think it was both. These gentlemen in thier early days were probably not so philanthropic…
They obtianed thier wealth and reflected upon it and relized there were better things to do with it.
Essentially the glimmer of gold lost its luster when thier eyes dulled with age.
That being said I really admire what they are doing with thier wealth…
