ParticipantIf you are ready for hard work, this algorithm might work:
1. Visit every home on auction list that fulfills your need.
2. Do Due Diligence on them.
3. Just bid the starting bid (on an acceptable home) and keep quiet. This requires a lot of self discipline.
My guess is, eventually you should win one at starting bid.

ParticipantIt seems so strange that the lenders have no effective recourse against Theft/Vandalism even though they hold Title.
I have a puzzle: If the house was a trailer/mobile /manufactured home and the borrower moves away the house, what can the lender do?

ParticipantI will setup a GSE Conforming/FHA/VA loan machine and go on vacation. If Uncle Sam buys all your loans, why sweat? There may not be a lot of profit in each loan; But hey, I can set it up to run from Bangalore and still make nice money!

ParticipantWhy do you think it is a good deal? You have been reading Temecula threads right? Up it by 50%, that is right $150/sq ft. $300K max. You are really in love with this devil, make it 400K. Any more, you are in Stupidland, IMO.

ParticipantWow! It was only built in 2005. How could they mess it up so badly in just 2 years? Houses like these should be good buy at 300K. Even at fix up cost of 40K, a profit of 40K remains.
