I do always wonder what the people did with the money in these situations. Where the hell did the 200k go? Even a hummer, boat and bigscreen would only waste half of it.

I hope they at least enjoyed spending it enough to make the next seven years of credit hell worthwhile.

There was a similar change in a listing around me and the “possibility” SDR discusses is exactly what happened. I know the owner had a minimum he would accept- I spoke to him when it was a FSBO. He later listed with an agent with a range lower that what I know he wanted. I suspect he turned down some offers, because a few weeks later, the low end of the range was back up to the minimum he wanted.

The poor agent was holding open houses almost every weekend. Sure enough, no acceptable offers came in and the listing expired. Appears the house is now rented.

That one is pretty amazing. Not sure if that is the saint that is supposed to help you sell your house or not, but it seems like the agent is relying on God leading people to this house, rather than her pictures and descriptions.

However, I have to say that it seems like a lot of land for a low price, though I don’t know that area.

Ok, lets say the market prices start of make sense again using the rent v. buy math for owner occupied housing.

Well, who is going to buy? Where are the buyers going to materialize from? Yes, some renters will decide to buy, some piggington’s will take the cash from under their mattresses (err, CD’s) and buy (thats me!)

But will there really be a buyer for every house that gets priced at the “make sense to buy rather than rent” level? It don’t see how given that 1) home ownership is already at record highs 2) foreclosures will flood the market 3) lending standards reduce the pool of buyers and 4) people stop believing in real estate as can’t lose investment.

Thanks to a relative who is a realtor (and who, of course, wants me to buy), I was able to gather these stats for Chula Vista 91913, which is mostly Otay Ranch and parts of Eastlake.

current listings at over $700,000- 105. Closed at over $700k in June- 2. Closed at over $700k in July- 0.

And how many people will be walking into this neighborhood in the next six months with $700k to spend? Dropping the listing 100/200k will be the only way to have a chance to sell.

I would say this situation presents the “very high probability of seeing tremendous depreciation in a short time.”
