barnaby33ParticipantI joined a running club, SDTC (San Diego Track Club). Of course it helps to go out with other women, but you may want to take some time on that angle. Especially if you are a rebound type.
Alcohol works in the short term, but only in the short term.
Something physical like a team sport is always a big help. Trying to avoid getting hurt playing rugby tended to focus my mind.

barnaby33ParticipantNorthpark is a slum, mostly. I know I live there. Its main attraction is that its cheaper than Hillcrest but not as crappy as city heights. My neighbors and I all go into Hillcrest to do our shopping and dining.
There are some very nice houses in the morely field area and a few on the rim of Mission Valley. That is a tiny percentage though. The only reason I can think that a house would be priced at 600k in NP, is because the seller thinks he can get it.

barnaby33ParticipantI bought puts on CFC for Jan 09 and all are in the red, though not terribly. The puts I am concerned about are my LEND puts. Should have dumped at 3.90 a shared, woe is me!

barnaby33ParticipantWith friends like that, who needs a HELOC. Seriously if she is a friend then why is she trying to get FMV from you? If thats what she wants then, let her list it with a realtor.
Vegas seems like the Florida of the west to me. There was more building around Vegas than SD over the last few years. I’d be suprised if Vegas didn’t go lower than 02 pricing.

barnaby33ParticipantIt might still be worth going to see the process. If I am here that weekend, I’ll go.

barnaby33ParticipantMaybe thats one situation where it pays to be a minority. I would be so much happier if I did get ignored by the sales folks. Its not like I am going to buy a 700k tract house in Carmel Valley (or anywhere) for that matter.
Its a shame when you get that creepy feeling like soemone is being ignored in favor of yourself. Especially if you suspect either a racial or gender motive. I know it makes me want to wretch.

barnaby33ParticipantIf I remember correctly, this institute has a very conservative view. Not in any way shape or form non-partisan.
Josh
barnaby33ParticipantIn a strictly supply/demand driven world credit contraction would have a corresponding effect on interest rates, they should go up. This isn’t a supply and demand driven world though. Quite often the reasons for liquidity are more political than economic and therefor not amenable to that type of analysis, at least by itself.
The Chinese aren’t loaning us money, nor were the Japanese before them, becuase they like us. They are doing it to keep their exports stable. When they judge this no longer profitable they will stop, but that’s not an economic calculus, its political.

barnaby33ParticipantCountrywide conference call:
I am listening to the conference call, I came in almost an hour into it. Interestingly enough it is the position of the board that most of the foreclosures that have occurred so far are to do job loss situations, not ARM resets. Negligable is the word that they used to describe foreclosure due to resets.

barnaby33ParticipantPlease do not have pity for Mr Pine Box. He was and still is the ultimate specuvestor. He owns houses in a bunch of places, many bought sight unseen. He may have been lied to, but he has only himself to blame.

barnaby33ParticipantIdenticle, surely you jest. The previous sale didn’t have nearly as much granite/travertine/hardwood/etc as this one does! These units are all unique and special in their own cookie cutter ways.
Josh
barnaby33ParticipantThey are making money, so long as those rapidly de-valuing dollars buy more of the stuff they buy dollars with. Its just that excluding stuff from China, things have been getting more expensive for the last few years.
Josh
barnaby33ParticipantI thought I would link back to this thread as I feel its totally relevant to our discussion of the toxicity of Alt-a and why I bought puts on CFC.
Market ticker blog
Josh
barnaby33ParticipantYeah thats it, it couldn’t be that prices are just too high. Its all about uncertainty, right.
