ParticipantDepend on whether it’s a FSBO or agent represented. If the agent is representing the owner and agent put it on Zillow, then agent put his/her contact info. If it’s FSBO, then owner put their contact info. It’s really up to the person putting in the information. I don’t think Zillow knows who it is. I’m sure there’s a question in there, asking whether you’re the owner or agent, but I don’t think Zillow checks.
If you used Zillow before, then you’ll notice the new map now have yellow flag for recently sold homes, red flags for homes that is up for sale (agent or owner put it up on zillow), and blue flag = “make me move” house. You can use the map to pan around to the area you want and you’ll see the different flags. Quite cool actually. They also have option where agent/owner can put up pictures as well.

ParticipantThat might work w/ discount broker but I highly doubt it will hold against Zillow. One major difference is, those discount broker are selling the houses. Zillow is not selling the house. The broker & owners are selling the houses, using Zillow’s database as a way to advertise. So, if NAR use that angle, they can deflect that straight to the agents & home owner who are posting the for sale information.

ParticipantI just tried out their site with the new features. It’s quite nice. Being able to see which house is for sale on a map of the area you’re interested in is great. I highly doubt NAR have a case against Zillow since they’re nothing more than a hub for information. Just like eBay in a way, except for real estate. Whether they succeed or not is on how much traffic they can generate, not how much houses get sold. Since they make money on advertisement, that’s all they care about.

ParticipantThat is great news. This is the tip of the iceberg. The internet revolution has finally hit the RE industry. It’ll be interesting to see where things will go from here.

ParticipantSince renting have no tax saving, people only pay for rent on places they can truly afford. To truly afford a $3k/month rent, I think they would have to make at least $200k/year to live comfortably, save, and some fun. I highly doubt there’s anywhere near 10% of SD making $200k/year.

Participantlpham, of course all smart seller will say that. However, they will consider all offers, whether they accept it or not is another question. A coworker of my wife was the one that offered $465k, they were asking for $499k at the time and they said they won’t consider any lower offer. But they dropped off the offer and the builder called them 1/2 hr later saying they accepted the offer w/out any bargaining. Now, they think the offer was probably too high since they accepted it w/out bargaining. So, yes, they’ll consider all offers, I think.

ParticipantWhat kind of prediction are you looking for? They have 3 building left to build. If each building have around 4-5 homes, that’s 12-15 homes. If you add on their current standing inventory, it’s safe to say they have around 15 homes to sell. They’ll probably sell out spring of next year. That’s their estimate on fully built out. Price wise, right now, the completed homes vary wildly in price, so it all depends on the model you want and how long it as been on the market. I know they jumped on an offer @ 465k for plan 2 very quickly (w/in 1/2 hour after offer has been dropped off) w/ no bargaining. Which probably mean that they would go even lower. That was 1/2 a year ago. So it’s probably lower now.

ParticipantThat’s the beauty of renting, if you don’t like the rent price you can just move, as long as there are other rental unit going for less.

ParticipantOf course American won the American Civil War. If we didn’t win, who would. In regards to Vietnam, we lost, pure and simple. You can’t declare victory when the war is still going on. You can’t beat an enemy in their own country and they’re willing to fight till the last man die. If US stayed another 10-20 years, maybe the result might be different, but we didn’t.
