Allan, regarding Summer or later of 2008
We want to buy a new home from the builder so that we may select our own upgrades and landscaping…and we plan to stay put at leat 10+ years….we also think interest rates will go up in 2008 and there are only 2 more communities to be built in 4S Ranch. We did not want to wait until summer/fall 2008 as interest rates may go up however we also will have to see if the prices for the new homes continue to drop, if it does, it may justify waiting to buy at a higher interest rate.

Not your typical scenario.. your comments reflect a sexist stereotype….We are thinking of waiting until Spring 2008 and I am the one who wants to wait while my husband wants to buy…We also make the same amount of money….
We just don’t know if it is realistic that NEW homes from the builder will go down another 50K and not sure if we want to wait for foreclosures as we are planning to stay put for at 10 years….

As there are people who bought Silver Crest in 900Ks, we thought we would still be better off if we could get Pienza at 680 to 720K.

If a buyer wanted to buy a new house from the builder, when do you think at 3000 sq ft new home will go down further in 4S Ranch? Do you winter would be a better time to buy or would Spring 2008 be a better time to buy if you wanted to buy new? I know it would be cheaper to wait 2-3 yrs and buy a 1-2 yr old house however we want a new house where we are able to select our own upgrades and landscaping…As many of the new 3000sq ft homes had sold for 800-900K in the last 2 yrs, 750K current sales price would not be at the high end…We wanted high 600K or around 700K however we are not sure new homes wil drop another 50K. Do you have the price sheet on how much upgrades will cost? The sales office will not release that until you buy a house and we are seeing what is the maximum we could afford. Other builders have given price sheets for all of their upgrades however Pienza will not. Next phase release to be mid August… Thanks
