They may not need to show the house to sell it. Here’s a true story. I got as listing about 6 months ago on a house that was about 1 1/2 weeks away from getting sold on the courthouse steps and we needed an offer fast to get the lender to postpone the sale. The seller’s (no longer living in the area had rented out the property but tenants were gone a few months ago) had their property management firm give me the keys. I went to the house and the keys didnt work. Apparently the lender’s asset managment firm found out the property was vacant and had it rekeyed to protect their asset in advance of the auction. I put the property on the market at a very fair price with the stipulation that it couldnt be shown until I figured out how to get keys. I let agents know the first buyer to step up with a good offer from a qualified buyer would get first shot at it. In 3 days I had several offers sight unseen including a few low ball cash offers and we got the trustee sale postponed. I could have sold that property 30 times and likely could have run the price up a little. It took a few months to get approved and ultimately it was sold to the 1st buyers who stepped up to the plate at a fair price as I promised them.

There is nothing cold-hearted about it. They want these poor people to uproot their privacy for a month, so the LEAST they can do would be to allow them to terminate the lease early.
