Enough with this nonsense already. Its time for some real accurate reporting. Russell it is humorous to hear you commenting on what is going on in the market and what you do for your clients. The truth is you are not a realtor you only play one on the Internet. To actually know what is going on, dont you think its important to actually have participated in any of it to some reasonable level in the last 8 years.
You have listed ad sold exactly one property in the last 8 years and that was your own over 3 years ago so you have no recent experience on the listing side of transactions.
On the selling side, you have closed 3 transaction in the last 8 years.
You can say this is by choice and that is fine. You can say you are protecting your clients but wouldnt you be protecting them more if you actually sold some of their properties att he peak like we did. You lack any credible viewpoint because you are making it all up based upon what you perceive to be happening.
I wonder what clients you are referring to because you dont have any! This is not defensive, bullish, debatable or anecdotal. It is the data.
