That is not going sell, unless this one sold ($284/sqf) first:http://www.sdlookup.com/MLS-090002717-12838_Briarcrest_San_Diego_Ca_92130
Notice that the house on Briarcrest and the house on Corte Al Fresco sold within $5000 of each other in 2005. Briarcrest is slightly bigger, but Corte Al Fresco is in a superior location.
Between 780k for Corte Al Fresco and 775k for Briarcrest, it’s a coin toss.

This place is about 170 sq-ft bigger, but it’s right next to the freeway. I’d take the other one over this one for the same price. Freeway noise sucks.
I see that community from the freeway every day when I drive to work. It’s on a hill above the freeway. Houses on the south side of Briarcrest definitely get a lot of noise and pollution. 12838 is on the north side, maybe it’s not as bad there.

The Corte Al Fresco is 16 years old house vs 3.5 years old…. (and 170 sqf bigger) That is really no comparison, to me at least. (who really hate repairing….)
And not to mention the 3 car garage.
