Participant
I am 100% sure about that. Where is the year 2000 nominal pricing for everyone in the prime NCC neighborhoods? Never came close and never will. My prediction was 30% down maximum and we have barely gotten to 20% in the nicer NC upper middle class areas. Yes there have been some exceptional deals out there but Year 2000 nominal pricing for all never came close to happening and I think you would have to agree with that.
and yes she is very PSish
never said it would be for EVERYONE. just said it would be possible if you are patient and know how and where to look for it. and I have seen enough exceptional transactions over the last couple of years to know that it is doable, you just have to be smart and jump at the opportunity when it comes.
quite frankly you can still find losers out there paying close to peak pricing in some segments and locations in this county.
some times you can find these examples in the same development. but that’s just the nature of the game, some folks are just much better at bargaining and use their heads whereas some folks “fall in love” with a house and all is lost.

ParticipantI don’t know about Coronado.
Way too much traffic, violent crime, ethnic gangs, rats everywhere, terrible schools, excessive taxes, houses in foreclosure, potholes everywhere — oh yeah, and lots of old people all around dropping like flies…
Are you old?
Might not be the place for you. Lots of old people die here. Ambulance every 20 minutes. If you’re old, it just means you’re probably next.
Have you considered La Jolla? Del Mar? Encinitas?
