So get a credit to replace toilet bowls, paint & replace carpets & drapes, if necessary, & have ducts blown out. Yard was maintained.
Heavy smokers had occupied my home one year+ prior to the time I bought it. The smell of cigarettes hit me in the face when the realtor opened the front door.
I got a great deal on it – one of the best decisions I’ve made in my life! Neighborhood & schools are deal-breakers for me – not poor upkeep.

As long as there isn’t some of things mentioned on other threads, crap and urine, water turned on and closed the door or cement down the drain, etc. then nothing a gardener, painter can’t take care of, get the ducts blown, etc.
If there’s mold, then that’s a problem. Cigarette smell would make me nauseaus having to breathe that. That permeates the drywall, etc.

The overall effect of the outward appearance of the place was to make it look much older than it is, and it makes the rest of the homes in the neighborhood look older too.
I guess I should be thankful, this place is making the whole area cheaper, which is what I really want anyway. As you know jp, 4S is still on our radar screen. Commute may be a pain, but it has more options than Scripps to downtown.
