ParticipantYes, it is amazing to me as well that people sign up for mello roos. I would never buy into a place with mello roos. HOAs are also a huge negative for me but I can live with those. Mello-roos are just out of the question. It truly boggles my mind that people willingly sign up for it.
I’m pretty sure my HOA + tax + mortgage is cheaper than many 4S HOA + tax + mello roos. Luckily I bought my place in 1998 before the run-up.

ParticipantI am looking around in 4s area too. This house looks great. I even saw it from inside.Back-yard is very small though and it looks weird. (backs up directly to neighbor’s wall, no fence in between.
very good bargain for price. Banks seem to be dropping price agressively now. Need to see bigger slides before I jump in.
Well,can someone clarify what’s the property tax rate in 4s ranch area? I get conflicting stories.
From County tax records it seems total taxes for a given home ( incl mello roos) is about 1.5-1.6% of the assessed value. Folks in this thread think its 1.9%.
Also, will the property tax not be re-assessed when the home gets sold again? i.e. assessed for new sale price for this home whenever it gets sold?
