The Arietta house was purchased 03/20/05 for $1,069,000. Refied out to $1,170,000 the next year. NOD posted 05/08/08, past due $18,151. I didn’t check into the Riverside Co. Tax Collector site, but I bet there’s a fair amount of unpaid taxes. The owner is an agent. He’s been trying to sell this house for a year at least. The last comp on Arietta was the REO Hendrix Montescastro villa, which finally sold at $810,000 a few months ago. The active listing is much nicer than the Montecastro home.
Frogs Leap and Arietta is a lovely neighborhood. The houses are huge single level at 5000 sq. ft. average.
I agree they are nicest in our hood for a number of reasons and there aren’t very many of them, but I am fairly certain we will see 6’s and 7’s inside of 12 months, maybe not asking prices, but selling prices. Morgan Valley is already seeing 4’s 5’s and 6’s as the their first number in the asking prices, Ventana’s will command more but not double.

You’re absolutely right TG. For anyone that’s considering a high-end tract home purchase, wait until those Ventana homes hit the 600’s and grab one. I think that is the premier tract and location in all of Temecula, if you like a giant single-story home on a large lot.
