Scripps Ranch may have some of the type of properties he is looking for but Scripps and CV may likely prove to be a commuting headache when there are plenty of properties much closer to his employment which more than meet his needs, IMO.
bdc0, if you don’t mind my asking, where is your family currently living?? And, are you familiar with SD County at all??

Good idea, kcal09! I did not know Skyranch had any one-story models. The schools in Santee are excellent, also. I think the $700K price you are mentioning for Sky Ranch may be a little less than it would cost the OP to buy a house with similar square-footage in 92019. However, in MOST areas in 92019 I mentioned, he could avoid MR and HOA dues. In ALL areas I mentioned in 91941 (east), he could avoid MR (HOA in one area).
edit: just looked at lennar.com. It is Eaglepointe in Sky Ranch that has 3 one-story models (avail for immed occupancy). All appear to be beautifully appointed for the $$.

Res #2X 4168 sf 5/4.5 asking $660K
Res #3 4620 sf 5/4.5 asking $685K
WOW, that’s a lot of bang for the buck (if you need a large family home)! And no, Piggs, I’ve never lived in East County and don’t know anyone at the Skyranch sales offices :=]
